What You Will Do The Residential Construction Coordinator/Estimator plays a vital role in bridging our sales and project management efforts. This team member is responsible for developing precise cost estimates that support competitive bids and guide projects to successful, on-budget completion. Working closely with both the sales team and project managers, this role is instrumental in ensuring seamless project execution from initial proposal through final walkthrough. The ideal candidate brings a sharp eye for detail, a strong understanding of residential remodeling construction, and clear, confident communication skills.

Responsibilities Estimating Preconstruction:

Develop accurate cost estimates using MS Excel and JobTread. Compile subcontractor scopes of work, review their estimates for accuracy and relevance, and write contract documents. Attend preconstruction meetings with owners and lead early-stage activities including conceptual proposals, feasibility assessments, and high-level scope and pricing assumptions. Review project specs, drawings, and client needs in collaboration with the sales team. Mine data from past projects to improve future estimating accuracy. Job Costing Budget Management Load budgets into JobTread and conduct monthly Work in Progress (WIP) and job costing reviews with project managers. Monitor and control budgets throughout the project lifecycle, resolving discrepancies and updating estimates as needed. Review weekly subcontractor invoices and assist with Change Order processes and billing milestone progress. Identify cost-saving opportunities while maintaining quality and schedule adherence.

Site Vendor Coordination:

Schedule and conduct monthly site visits to monitor progress and adherence to estimates and schedules. Meet with subcontractors on-site to review scopes, estimates, and pricing. Build and maintain strong vendor and subcontractor relationships; negotiate pricing and confirm quotes for accuracy. Occasionally assist in ordering project-related items such as windows, doors, and specialty materials.

Cross-Department Communication Reporting:

Summarize job cost reviews and communicate outcomes to the bookkeeper. Collaborate with all departments to ensure smooth handoffs from estimating to execution. Stay up to date on market trends, pricing, and code/regulatory requirements to ensure all estimates are competitive and compliant. Education, Experience, and Skills Required 3+ years of residential estimating experience Residential construction experience required Excellent written and verbal communication skills Tech-savvy including a knowledge of Project Management software (i.e. JobTread, Builder Trend or similar) Detail-oriented with strong organizational skills Compensation $70,000 – $80,000 + bonus 401(K) with 3% match PTO Paid Holidays How to Apply Please submit a current resume to apply.
