Estimating Manager Atlantic On-Site Development, LLC Holly Ridge, NC 28445 Overview We are seeking a detail-oriented and experienced Estimator to join our dynamic team to handle takeoffs, cost estimating, and bid preparation for excavation, grading, utilities, and related scopes. The ideal candidate will play a crucial role in the pre-construction phase, providing accurate estimates and ensuring that projects are financially viable. The Estimator will work closely with project managers and construction teams to deliver high-quality results on time and within budget. The ideal candidate understands both the numbers and the field, and can work with plans, software, and people alike. Responsibilities Review plans/specs and create detailed quantity takeoffs Prepare estimates for earthwork, utilities, grading, and paving Conduct thorough site visits to assess project requirements and gather necessary data for accurate estimating. Collaborate with field crew to ensure alignment with project goals. Negotiate contracts with subcontractors and suppliers to secure competitive pricing. Provide support in project management activities, ensuring compliance with timelines and quality standards. Maintain organized records of estimates, contracts, and correspondence related to projects. Use estimating software and digital takeoff tools (AGTEK, Trimble, or similar) Identify risks, clarifications, and value engineering options Attend pre-bid meetings and perform occasional site walks Assist with project handoff to field team Experience 3+ years of civil/sitework estimating experience Strong knowledge of construction management principles and practices. Familiarity with cost control measures and techniques. Proficient in using estimating software Excellent negotiation skills with the ability to build strong relationships with subcontractors and clients. Solid understanding of contract terms and conditions related to construction projects. Strong analytical skills with attention to detail, ensuring accuracy in all estimates. Effective communication skills, both written and verbal, for clear interaction with team members and stakeholders.
