POSITION SUMMARY
Responsible for the completion of allassigned refurbishment and painting projects under the supervisionof the Director of Facility Services and assist with conductingroutine maintenance and repairs inside and outside the community,installing and servicing equipment and systems, and preparingapartments/cottages for move in.
ESSENTIAL FUNCTIONS
- Interactsand engages with residents while in their apartments and throughoutthe community.
- Responds to maintenance service requests fromresidents; performs required work or advises supervisor ofadditional resources needed.
- Completes all assigned paintingprojects which will include but are not limited to mixing andapplying paint, removing wallpaper and paint, repairing or hangingsheetrock, repairing wood finishes, repairing / cutting molding orchair rail, repairing doors or cabinets, caulking, and patching.
- Removes all furniture, supplies or articles from areas (whennecessary) before starting refurbishing activities.
- Cleans entirearea each day when finished with working hours and when the projectis completed. Keeps area as clean and orderly as possible duringthe progress of work.
- Maintains adequate supplies for each joband keeps log / records of all invoices or receipts for purchaseson each project.
- Pressure washes siding on houses and apartments,sidewalks, driveways, and other visible project surfaces.
- Assistsmaintenance personnel with miscellaneous job duties as directed.
- Participates in the quick and efficient turnaround of vacatedapartments to prepare them for visits from prospective residentsand move in of new residents.
- Performs a variety of routinemaintenance, repairs, and general upkeep tasks throughout thecommunity.
- Ensures proper handling, storage, and maintenance ofpotentially dangerous chemicals and equipment; maintains properdocumentation and MSDS logs as required by OSHA.
- Participates inand attend all in-service training and education programs asscheduled.
- Other duties as assigned.

- Anindividual in this position is often required to read, write,stand, walk, sit, use hands to finger, handle, or feel objects,tools, or controls, reach with hands and arms, balance, stoop,kneel, crouch, talk and/or hear.
- An individual in this positionwill be required to lift or carry weight up to 50 lbs.
- Must befree of diseases that can be transmitted in the performance of jobresponsibilities during the stage of communicability unless theassociate can be given duties that minimize the likelihood oftransmission.
- May be exposed to minimal to moderate noise andexposure to blood and/or body fluids.
Also may experience traumaticsituations including psychiatric and deceased residents.
TRAVEL:
Local and out of state travel, including overnight stays, may berequired from time to time to attend conferences, training,meetings, and professional development programs.
EDUCATION ANDEXPERIENCE REQUIREMENTS
- High school graduation or GED required.
- Technical training in mechanics, electrical, plumbing,landscaping, or HVAC desired.
- Mechanical or maintenanceexperience required
- 1-2 years’ experience in painting and housing/ commercial refurbishment desired.
- 1-2 years’ experience in asimilar maintenance position desired
KNOWLEDGE, SKILLS, ANDABILITIES REQUIRED
- Ability to read, write, speak and understandEnglish fluently.
- Ability to meet or exceed the company’sattendance and punctuality standards.
- Ability to usemiscellaneous software and office equipment.
- Ability tounderstand and follow directions as given.
- Ability to work withminimal supervision.
