Facilities Stewardship Manager Boston Neighborhood Community Land Trust 550 Dudley Street, Roxbury, MA 02119 Mission and Description of Organization Boston Neighborhood Community Land Trust (BNCLT) works to combat displacement by creating permanently affordable, community-controlled housing in the Boston area. BNCLT builds neighborhood stability, housing equity, and community strength among low- and moderate-income residents most at risk of displacement, and through the collective strength of partners. BNCLT’s primary focus is to take properties off the speculative market by acquiring scattered site buildings for rental and homeownership in predominantly BIPOC neighborhoods in Dorchester, Roxbury, and Mattapan. BNCLT follows a model of resident governance and community control. BNCLT has a Board of Directors with 1/3 of its seats dedicated for BNCLT residents; 1/3 of the seats for community residents; and 1/3 of the seats for resource members of the Board. BNCLT has a portfolio of 32 units across 11 buildings, all of which are rental, with a new homeownership building of 6 condos in the pipeline to be sold in 2026. BNCLT’s rental properties are managed by Common Good Management Services. Position Summary The Facilities Stewardship Manager will work closely with the Senior Operations Manager to oversee the maintenance and operations of BNCLT, Inc. Responsibilities include working closely with Property Management team to provide oversite and ensure maintenance of properties. In addition to attending to the building needs of the properties in BNCLT’s portfolio, the Facilities Stewardship Manager will work closely with BNCLT’s residents, forming relationships based on trust, transparent communication, and timely responses. Essential Duties and Responsibilities The essential functions include, but are not limited to the following: Perform routine maintenance and repairs, including but not limited to: Light plumbing (e.g., unclogging drains, fixing leaks) Basic electrical (e.g., replacing light fixtures, outlets) Carpentry (e.g., minor repairs to doors, windows, cabinets) Painting and patching walls Lawn maintenance (e.g., mowing, weed whacking, light trimming of shrubs/bushes) Common area cleaning Appliance troubleshooting and minor repair Conduct regular inspections of properties to identify maintenance needs and safety hazards. Prepare and maintain maintenance records. Review and triage all phone calls, texts, and/or emails received for general maintenance requests, should be addressed within 1 day. General maintenance requested received during the weekend can be addressed that following Monday.
Contractor Coordination:
Schedule and oversee contracted service providers, including but not limited to: Landscaping services Snow removal services HVAC maintenance and repair Pest control services Coordination with CSR (property managers) and residents Obtain and evaluate bids from contractors as needed. Ensure contractors perform work according to contract specifications and in a timely and professional manner. Visit work site before and after contractors perform work, to ensure quality control. Verify contractor invoices for accuracy.
Emergency Response:
Respond to on-call maintenance emergencies, ensuring timely resolution to minimize disruption to residents and damage to property. All phone calls and texts received on the emergency line are to be addressed within 1 hour of receiving. Assess emergency situations and take appropriate action, which may include performing immediate repairs or contacting external contractors. Follow established protocols for emergency communication and documentation.
Property Upkeep:
Maintain the cleanliness and appearance of common areas (e.g., interior stairwells, trash pick-up in lawn). Ensure that safety equipment (e.g., fire extinguishers, smoke detectors) is in working order. Coordinate with property management on unit turnovers.
Safety and Compliance:
Adhere to all safety regulations and procedures. Ensure that properties comply with building codes and other applicable regulations. Familiarity with Boston Housing Authority inspection requirements.
Budget Management:
Assist in the development of the annual maintenance budget. Monitor expenses and ensure that maintenance activities are cost-effective. Minimum Qualifications (Knowledge, Skills, and Abilities)
- Proven experience and proficient knowledge and understanding of routine building maintenance and upkeep.
- Must have tool set (e.g., drills, screwdriver, hammer, etc.). Lawn care tools will be provided.
- Excellent communication and interpersonal skills and ability to relate to residents and external partners and stakeholders
- Valid driver’s license and personal vehicle.
- Shared ethos of land trust
- Ability to comfortably manage multiple tasks and projects independently; well-organized and can respond quickly and reliably
- Computer competency in Microsoft Office Suite; competency in spreadsheet management
- Has experience working in a multicultural community, with ability to build strong partnerships with a diverse group of constituents. Desired but not required to have fluency in Spanish, Haitian Creole, or Portuguese.
- Experience working with city and state government agencies is preferred.
- Strong general maintenance and repair skills.
- Ability to troubleshoot and solve problems effectively.
- Ability to work independently and as part of a team.
- Strong organizational and time management skills.
- Ability to lift and carry heavy objects and perform physical tasks.
- Familiarity with Boston Housing Authority inspection requirements.
