This leadership role integrates traditional facilities management with strategic execution of capital projects, vendor oversight, quality control, and team training to drive operational excellence. This is an onsite position based in Ridgewood, NJ with regular travel to properties within our portfolio. About the Position As our Director of Facilities, you will… Model behavior that is aligned with SDK values when interacting with anyone associated with SDK. Lead maintenance operations, construction, and facility management with a focus on team development, resident satisfaction, asset preservation, and financial performance. Establish scalable frameworks for building systems and maintenance strategies, optimizing efficiency. Manage preventive and corrective maintenance, capital budgets, vendor partnerships, and utility initiatives. Project manages capital projects, ensuring asset integrity and sustainable development. Define operational goals, monitor key performance indicators, and ensure compliance with regulations. Collaborate with senior management to establish maintenance operating budgets and financial plans. Implement robust quality assurance practices, including field inspections, contractor management, warranty tracking, compliance and progress reporting, to uphold high standards. Serve as the primary relationship manager for major contractors, vendors, and service providers, ensuring contract compliance, performance standards, and cost-efficiency. Leverage building technology platforms and company systems to analyze costs, schedules, vendor performance, uphold compliance, manage punch lists and identify efficiency trends. Design and enforce emergency preparedness and disaster response plans for storm events, fire alarms, and utility outages. Act as the escalation point for major system failures, safety concerns, and emergency responses, coordinating swift resolution efforts with vendors and internal teams. Develop targeted training programs for maintenance team members, ensuring a structured path for skill enhancement and professional growth. Perform other related duties proactively. About Your Professional Background & Skills Bachelor’s degree in Facilities Management, Engineering, Construction, or related field (Master’s or certifications such as

CFM, LEED, BOMA, PMP

a plus). A minimum of 15 years of progressively responsible facilities and capital projects experience in a multifamily environment with 5 years of direct team and portfolio management experience. Proven expertise in driving portfolio expansion and optimizing maintenance operations. In-depth understanding and knowledge of building mechanicals, preventive maintenance and maintenance best practices and laws that govern the multifamily industry. Exceptional project management, negotiation, interpersonal, presentation and communication skills. Budgeting, forecasting and financial acumen. Exemplary discretion, sound judgment and decision-making abilities. Strong organization, and leadership skills, with patience and ability to train others. Proficiency in RealPage, MS Office Suite, and related technologies. Valid driver license. Must be able to work with any employer in the US without any restrictions whatsoever.
