We are seeking a highly organized and detail-oriented Condo Manager to oversee the daily operations of a condominium complex in Florida. The Condo Manager will be responsible for ensuring smooth and efficient management of the property, maintaining high standards of service for residents, and enhancing the overall living experience within the condo community.

Key Responsibilities:
Property Management:
  • Oversee the day-to-day operations of the condominium property, including managing maintenance staff and contractors.
  • Ensure the property is well-maintained, clean, and safe for residents at all times.
  • Coordinate and supervise regular inspections of all facilities and equipment.
  • Handle the procurement of goods and services related to property upkeep.
Resident Relations:
  • Serve as the primary point of contact for residents regarding concerns, inquiries, or complaints.
  • Resolve any issues related to the property, ensuring high resident satisfaction.
  • Foster a positive community atmosphere through resident engagement and communication.
Budgeting & Financial Oversight:
  • Develop and manage the annual budget for the property, ensuring expenses are kept within budgetary constraints.
  • Prepare monthly financial reports and present them to the board of directors.
  • Review and approve invoices related to property maintenance and operations.
Compliance and Regulatory Requirements:
  • Ensure the property complies with all local, state, and federal regulations, including safety, health, and environmental laws.
  • Maintain knowledge of Florida condominium laws and make necessary adjustments to operations to remain compliant.
Staff Management:
  • Hire, train, and supervise staff, including maintenance personnel, security, and cleaning staff.
  • Provide regular performance evaluations and ensure that staff is motivated and productive.
  • Manage staff schedules, ensuring proper coverage for all shifts.
Community Development:
  • Organize and coordinate resident events, meetings, and social gatherings to enhance community involvement.
  • Encourage a positive and collaborative living environment through regular communication with residents.
Required Qualifications:
  • Proven experience as a property manager or condominium manager, preferably in a Florida-based property.
  • Strong knowledge of Florida property management laws and condominium regulations.
  • Exceptional communication and customer service skills.
  • Ability to manage a team and work well with others.
  • Strong organizational and multitasking abilities.
  • Proficiency with property management software and Microsoft Office Suite.
  • A valid LCAM (community association manager license) is required
  • Proficiency in English is required.
  • Knowledge of French or Spanish would be considered an asset.
  • Experience with budget management and financial reporting.
  • Knowledge of condominium association management.
Working Conditions:
  • Full-time position.
  • Occasional weekend or evening hours may be required for events or emergencies.
  • Office and onsite management duties.
  • Must be able to respond to after-hours emergencies if necessary.
