This role requires strong leadership in resident relations, leasing performance , and day-to-day operations . You will lead a small on-site team , including one Maintenance Technician , and coordinate with a remote Assistant Manager while leveraging AI leasing tools to drive occupancy. A major focus of this role is delivering excellent service to current and prospective residents, maintaining high occupancy, and ensuring that all operations meet company standards and compliance requirements. Key Responsibilities 1. Resident Relations & Customer Service Act as the primary point of contact for current and prospective residents. Address resident concerns and service requests with professionalism and care. Foster a welcoming, community-oriented environment and promote retention through proactive communication. 2. Leasing & Marketing Manage and oversee the leasing process, collaborating with AI leasing platforms and the remote Assistant Manager. Conduct in-person tours, screen applications, and ensure accurate execution of lease documents. Maintain a strong online presence and assist with marketing and outreach efforts when necessary. 3. Property Operations Enforce lease terms, monitor delinquencies, and ensure timely rent collection. Conduct regular property inspections and maintain high standards of cleanliness and curb appeal. Coordinate maintenance work orders with the technician and ensure prompt resolution. Deliver all notices and communications in compliance with legal and company standards. 4. Financial Oversight Manage the property’s budget, control expenses, and assist with financial reporting. Review and approve invoices, and track spending to ensure budget adherence. 5. Team Coordination Supervise and support the on-site Maintenance Technician. Maintain daily coordination with the remote Assistant Manager and Regional Manager. Schedule and oversee vendors or contractors as needed for capital or operational projects. Qualifications & Skills 3+ years of experience in property management, leasing, or related hospitality roles. Solid knowledge of Fair Housing Laws and landlord/tenant regulations. Strong organizational skills with the ability to multitask and problem-solve effectively. Proficiency in property management software (e.g., AppFolio, Yardi) and other digital tools. Excellent communication and interpersonal skills. Bilingual (English/Spanish) preferred. Work Environment Full-time, on-site role. Occasional after-hours availability may be required for emergencies or special events.
