Overall Responsibilities:
With highest standards of ethics and care, the Community Manager runs the day to day operations of the apartment sites. This includes maximizing income, minimizing expenses, keeping apartments leased and maintained at their optimum levels, seeing rents are collected and deposited timely, maintaining good community relations, and supervising staff who handle specific aspects of the site operation.
Essential Duties:
1. Responsible for all work completed by employees under direct supervision. 2. Adheres to company policies and sees that employees under direct supervision follow them. 3. Assures that all prospects, residents and employees are treated with respect and courtesy, and in keeping with Company Policies, and Fair Housing, and/or Labor Laws. 4. Works to ensure that positive public relations are maintained between residents, personnel and the community. 5. Assures that rents are collected and deposited promptly. 6. Leases apartments, processing and approving applications and collecting and depositing appropriate fees. 7. Works to secure renewals of the longest term and at the highest rate. 8. Implements programs, communications, activities, services, etc., to reduce turnover by increasing resident community satisfaction. 9. Makes sure regular and preventive maintenance is performed. 10. Personally contacts every resident who has had a service call to assure satisfaction. 11. Makes sure every resident giving a notice to vacate is contacted to try to dissuade the resident from moving. 12. Personally visit at least quarterly competitors to gather rent, fee and occupancy statistics. Forwards these statistics with recommendations to the Regional Manager for rent or advertising changes. 13. Assures that apartments are turned as quickly as possible, and inspects each vacant prior to move-in to assure product readiness. 14. Inspects site daily and assigns corrective action as needed. 15. Performs in-depth inspection of site with Senior Service Technician weekly. 16. Approves and forwards invoices to central office for payment. 17. Tracks purchases on budget control log, and reviews log with Regional Manager periodically. 18. Supervises outside contractors used on property. 19. Purchases office supplies for site office. 20. Complies with policies regarding key control, safety, security, and confidentiality and reports any known or suspected violations on the part of any other party. 21. Performs any other duties as directed by Regional Manager. At all times displays highest levels of conduct, dress, appearance and company loyalty and assures the same of employees under direct supervision. Skills Required:
- Fluent in Spanish
- Results focused with good interpersonal skills
- Intelligence, enthusiasm, flexibility and versatility are more important than a rigid set of skills, coupled with a willingness and ability to pick up new skills quickly
- An understanding of the project lifecycle
- Knowledge of web technologies
- Excellent levels of communication, both written and verbal
