Overview:
The Project Engineer/Estimator (Preconstruction) supports Timeless Construction’s growth targets by executing critical support tasks for the preconstruction team. This individual ensures project plans are thoroughly understood, scopes of work are accurately defined, bid packages are well-prepared, and subcontractor/vendor communication is timely and professional. The role is foundational in delivering high-quality proposals and building trust in our estimating process with both internal and external stakeholders.

- Review architectural, civil, structural, MEP, and specialty drawings for active and upcoming bids.
- Assist in identifying trade-specific scopes and inconsistencies within bid documents.
- Perform basic quantity takeoffs and distribute preliminary data to the estimating team. Scope of Work Development
- Draft trade-specific scope of work (SOW) templates based on project plans and specifications.
- Coordinate with estimators and project managers to ensure SOWs are complete ensuring ability to properly and accurately level bids to Timeless standards.
- Help update SOW templates with lessons learned from post-bid debriefs or construction feedback. Bid Package Assembly
- Organize and distribute bid packages and bid documents (drawings, specs, addenda) through Building Connected.
- Create customized bid invitations for trades based on project needs.
- Track issued documents and ensure all subcontractors have latest addenda and clarifications. Subcontractor & Vendor Outreach
- Call and email subcontractors to confirm interest and participation in bidding projects.
- Follow up persistently to secure minimum bid coverage per trade.
- Develop and maintain up to date contact databases segmented by trade, geography, and performance history. Estimate Support
- Input subcontractor/vendor pricing into estimating templates for budgeting purposes.
- Have a general understanding of Sage Estimating and be able to perform online takeoffs using E Takeoff (Online Takeoff Software) to verify bid coverage
- Flag incomplete or unclear bids for review by Senior Estimators and PM’s.
- Assist in comparative analysis of multiple bids per trade for scope completeness and pricing alignment. RFI Drafting & Tracking
- Draft clear and concise RFIs for preconstruction review and submission to architects, engineers, or clients.
- Track responses and distribute information to all relevant parties (internally and externally).
- Update bid documents and clarifications logs as responses are received. Secondary Responsibilities
- Attend pre-bid meetings, bid openings, and perform site visits as needed.
- Help log preconstruction risk items or scope gaps for handoff to the operations team.
- Participate in post-bid reviews to improve internal processes and data accuracy.
- Support estimating team in internal process documentation and database upkeep.
