The Project Executive | Industrial Construction is expected to handle significant matters independently and utilize their professional judgement and discretion when performing the duties below. The Project Executive | Industrial Construction must be able to work strategically with appropriate internal parties (Principals, CFO or Owner) as they deem necessary to bring construction projects to closure. This position requires someone motivated to complete tasks which are integral to the business’s operations, including implementing management policies related to construction, financial analysis for construction projects, and management of and responsibility for the management of all project managers. Capital Projects:
Take primary responsibility for redevelopment and other large-scale capital projects Develop the capital budget during the acquisition process for target properties and for other owned assets using sound professional judgement and experience Consult internal (Principals/CFO) and external resources (engineers, architects, etc.) as needed to ensure scopes, schedules and budgets are complete, accurate, and attainable Visit all job sites at least weekly to ensure the following: Jobs and contractors are on schedule and on budget, Contractors are performing the appropriate and complete scope of work as contracted and there is a clearly defined project schedule Ensure proper review of requested change orders to ensure: Appropriateness in the context of the original scope Pricing is reasonable and appropriate Approval from the respective principal or CFO is obtained for any change order that results in a change to the cost, schedule, or scope Working in the best interest of the property and the safety and quiet enjoyment of other tenants at the property All safety rules and regs are adhered to by all contractors, subcontractors and other trades Proper transition of completed projects to assigned property manager and/or tenant as applicable Communicate status of projects at the weekly construction meeting and ad hoc as necessary for items deemed to be of particular significance Physical status of active projects and challenges affecting schedule and budget Track projects financially to ensure they are completed at or below original budget Present budget status accounting for revisions to scope and schedule Ensure that all scope and/or budget changes are approved by Senior Management and effectively tracked Main point of contact for Capital Partner Construction Team Responsible for negotiating contracts with and oversight of the services performed by Contractors, subcontractors and Professionals (Architects, Engineers, MEP, Environmental (Ask before you dig), etc to: Ensure scopes are clearly defined and documented in the contract Pricing is competitive and in accordance with professional experience and judgement Proper insurance requirements are met in accordance with Sitex Standards and Capital Partner requirements Team with CFO and legal to modify and customize contracts as necessary Provide guidance and leadership to property managers in their management of property level capital improvements other than redevelopment projects such as: Roofs Paving (including certain stormwater control systems) Painting (interior and exterior) Signage During periodic tours and the budgeting process, assist property managers with the identification of potential capital projects at all properties and provide guidance with the following (non-redevelopment): Develop the appropriate scope of work for review and approval by the Principals and CFO (engage with external resources (Architects, engineers, etc.) consultatively as needed) Obtain multiple bids to be leveled and de-scoped and make appropriate recommendations as to awarding the work Oversee the contract issuance process to ensure documents are compliant with our standard form, include clear scopes of work, and all required documentation is obtained from the contractor (COI, licenses, schedule, etc. as applicable) Financial Reporting Through coordination with accounting, asset management and property managers, assist with the preparation of capital budgets including, as appropriate: 5 year capital plans Apply professional judgement and experience to provide guidance to the team regarding the budgeting of capital Approve all capital improvement invoices for all properties Team with CFO to identify opportunities to improve job cost tracking including enhancing the use of current software or identifying other solutions for consideration
Qualifications:
Education level and experience – Bachelor’s Degree Preferred Certifications/licenses – None required Proficiency with Autocad preferred but not required Must be motivated and able to handle significant matters with little or no supervision or direction.
