Property Maintenance Technician 2.6 2.6 out of 5 stars 71 Redden Ave, New London, CT 06320 The Carabetta Companies is an established Central Connecticut Property Management Company with over 60 years experience seeking a well organized, patient and energetic Maintenance Technician to provide and perform maintenance needs for our residential property located in Southeast Connecticut. Job Summary The key responsibility of this position is the carrying out of general maintenance repairs, including corrective, preventative, routine, and emergency maintenance as well as the unit turnover process. The work is performed under the direction of the Site Supervisor. Responsibilities and Duties The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned. Assists in maintaining and inspecting equipment; performs grounds, maintenance functions on apartments, and common areas;

  • Performs snow and ice removal and sanding of sidewalks.
  • Provides assistance and back up to other personnel; assumes the responsibilities of Building Superintendents as needed; assists skilled tradesmen.
  • Coordinates work with the Site Supervisor and other personnel.
  • Responds to emergency situations.
  • Performs other related functions as assigned or required.

Qualifications and Skills High School diploma or equivalent with a minimum of two years experience in grounds or building maintenance work or any combination of experience that provides equivalent knowledge, skills and abilities. Position requires a valid Driver’s License and vehicle. Knowledge of general maintenance, simple plumbing and electrical repair, simple appliance repair, some carpentry skills and painting Physical Requirements Requires the knowledge and operation of power tools and other manual tools Requires the ability to coordinate eyes, hands, feet and limbs in performing coordinated movements such as maintaining equipment.

  • Tasks involve the regular and sustained performance of moderately physically demanding work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, crawling and lifting, carrying, pushing, and pulling moderately heavy objects and materials, twenty to fifty pounds (or heavier when necessary)
  • Requires the ability to recognize and identify similarities or differences between characteristics of colors, shapes and sounds associated with job-related objects, material and tasks.
