PROJECTDESCRIPTION
Facility management of a newly constructed Civil andProbate Courthouse in Miami, Florida. This is a performance based,30-year, Operations and Maintenance contract providing allmaintenance services of all equipment within the interior andexterior of the facility, excluding security, informationtechnology, and other minor pieces of designated equipment. Theobjective is to maintain a seamless environment by assuring thatequipment and services are performing to specifications tofacilitate uninterrupted daily courthouse operations and functions.
The ideal candidate has extensive commercial facility managementexperience, ability to perform hands on activities, demonstratetechnical and leadership experience.
POSITION SUMMARY
Ensures theeffective execution of all maintenance requirements and repairs forvarious facility equipment. Perform preventive maintenance repairsof HVAC mechanical systems (including detailed troubleshooting ofsystems), installation, customer service requests and generalservicing of other facility related systems. Working knowledge ofClient/Client systems, and other similar types of relatedequipment, is preferred. Perform various repairs on wall, ceiling,floor, plumbing, exterior, electrical and furniture systems.
KEYACTIVITIES AND RESPONSIBILITIES
Service, Repair, Maintain, Monitorand Adjust HVAC systems to keep within allowable parameters.
Perform preventive maintenance repairs for HVAC systems, HeatExchangers, Chiller Pumps, electrical systems, fire alarm systems,plumbing systems, and building automation systems. Providesdirection and training to less experienced maintenance technicians.
Plans, selects, and lays out required materials for service,repair, and preventive maintenance work. Works from buildingdrawings, schematics, equipment specifications, job layouts, verbalinstructions and operates a variety of hand and power tools,equipment and lift equipment for operations. Generate requisitionsfor new supplies, tools and equipment. Performs all work inaccordance with established safety procedures. Is required toparticipate in an on-call rotation schedule to attend to emergencysituations at the facility. Complies with all company policies andprocedures and adhere to company standards. Perform other duties asrequired.
REQUIRED EXPERIENCE
Requires two-year technical degreeor two years of relevant, or the completion of an apprenticeshipprogram. Requires in-depth knowledge of various maintenancefundamentals sufficient to deal with service and repairs.
Knowledgeof the following trades/skills:
electrical, HVAC, plumbing,carpentry, and general building maintenance Working on missioncritical projects Knowledge of OSHA codes and regulations Workingknowledge of Client/Client systems. Required to use a variety ofhand and power tools or man lift. Requires Universal EPARefrigeration Certification. May be required to possess a validdriver’s license. Must be a team player committed to working in aquality environment. Must be able to pass a thorough backgroundcheck and subject interview.

Knowledge of software systems such as Procore, Microsoft Officeprograms including Word, Excel, PowerPoint, and Outlook and open tolearning the functionality of a new CMMS system. Excellentattention to detail. Effective time management and organizationalskills and the ability to prioritize. Excellent oral and writtencommunication skills in English. Ability to work alone and in ateam environment. Must be able to pass a thorough background checkand subject interview. Must have a valid driver’s license. Abilityto communicate in Spanish (Preferred). Must be physically able toperform basic maintenance tasks to the highest caliber, whichincludes ability to: climb ladders, work in restricted spaces, liftheavy objects weighing up to 50 lbs., etc. Must be able to workvarying shifts, weekends, holidays, and special maintenance eventsas needed.
