out of 5 stars 2715 Flynn Road, Dothan, AL 36303 JOB SUMMARY This position involves the maintenance and repair of agency facilities and grounds. Position may require being on call and/or after regular hours’ work.
MAJOR DUTIES
Completes repairs on facility systems as directed, including plumbing, HVAC, electrical, carpentry, and other repairs. Maintains compliance with OSHA, Fire Department, Health Department, Alabama Department of Mental Health, Life Safety Code, and other public environmental agency requirements. Examines facilities to identify and prioritize repair and maintenance needs; consults with supervisor regarding major issues. Assists in the development and implementation of a preventive maintenance program. Assists with the purchase and inventory of janitorial and lawn maintenance supplies, tools, and equipment. Picks up and delivers materials and supplies. Performs grounds maintenance duties. Assists with floor maintenance, including waxing, stripping, buffing, etc. Assists with emergency repairs or cleaning as needed. Assists with the maintenance of agency vehicles; assists in preparing vehicles for field trips and in ensuring the readiness of agency vehicles. Prepares facilities for special functions, meetings, and programs. Coordinates the ordering of janitorial supplies, lawn care supplies and equipment with the supervisor. Maintains certification in CPR and First Aid. Performs other duties and responsibilities deemed necessary; not otherwise specified.
KNOWLEDGE REQUIRED BY THE POSITION
Knowledge of facilities maintenance principles and practices. Knowledge of plumbing, HVAC, and electrical maintenance principles. Knowledge of carpentry principles. Knowledge of grounds maintenance principles. Skill in planning. Skill in reading maps and drawings and specifications. Skill in the use of hand and power tools. Skill in problem solving. Skill in interpersonal relations.
SUPERVISORY CONTROLS
The Maintenance Supervisor supervises and assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.
GUIDELINES
Guidelines include agency policies, Alabama Department of Mental Health guidelines, Medicaid guidelines, building and electric codes. These guidelines are generally clear and specific but may require interpretation in application.
COMPLEXITY/SCOPE OF WORK
The work consists of related building and grounds maintenance duties. The variety of tasks to be performed contributes to the complexity of the work. The purpose of this position is to assist in the maintenance of agency facilities. Successful performance in this position contributes to the efficient and effective maintenance of those facilities.

Contacts are typically with coworkers, other agency personnel, vendors, contractors, and the general public. Contacts are typically to give or exchange information, resolve problems, and provide services.
PHYSICAL DEMANDS/ WORK ENVIRONMENT

Specific vision abilities required for this job include close vision, distant vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The work is typically performed both indoors and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, and machinery with moving parts. Work requires the use of protective devices such as masks, goggles, gloves, etc.

MINIMUM QUALIFICATIONS
Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent. Sufficient experience to understand the basic principles relevant to the major duties of the position usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years. Possession of a valid driver’s license, good driving record.
