JOB DESCRIPTION
The Maintenance Technician plays a key role in supporting the Building Services Director by performing routine and preventative maintenance to ensure the safety, functionality, and aesthetic appeal of the community. This includes maintaining all physical aspects of the property—interior and exterior—such as mechanical systems, electrical, plumbing, carpentry, HVAC, and appliances. The technician also assists with renovations, special projects, and emergency repairs to ensure the community remains in excellent condition for residents, staff, and visitors. A strong focus on safety, responsiveness, and attention to detail is essential in this role.
RESPONSIBILITIES OF MAINTENANCE
The Maintenance Technician is responsible for supporting the Building Services Director by performing a wide range of repair and maintenance duties to ensure the safety, functionality, and visual appeal of the community. The ideal candidate must have hands-on experience in general construction, including drywall repair, deck building, and basic carpentry.
Essential Duties and Responsibilities:
Perform routine maintenance and repairs in areas including plumbing, electrical, carpentry, painting, plastering, HVAC, lawncare, and vehicle servicing. Must have working knowledge of drywall installation and repair, deck construction, and general building techniques. Assist with the repair and upkeep of plumbing, HVAC, and electrical systems throughout the community. Ensure the community, buildings, and related equipment are kept in a clean, safe, and operable condition at all times. Complete work orders as assigned by the Building Services Director, including tasks such as replacing light bulbs, changing AC filters, patching drywall, minor painting, plumbing, light carpentry, and general maintenance. Maintain all areas of the community including grounds, fences, ditches, parking areas, community homes, appliances, and HVAC units. Help maintain service tools and equipment including power tools, kitchen appliances, and machinery. Respond to maintenance requests from residents and staff in a timely and professional manner. Maintain accurate records using a work order system to track completed tasks and preventative maintenance schedules. Identify and report issues that require outside vendors or specialized contractors to the Building Services Director. Conduct daily inspections of the building interior, exterior, and surrounding grounds to identify needed repairs or potential hazards. Assist in refurbishing and preparing vacant apartments for new residents. Calibrate tools and instruments as needed to meet maintenance standards. Perform other duties as assigned to support the overall success and safety of the community. SHIFT
- We currently have two open shifts available due to a crew member retiring after 15 years of dedicated service. Monday
- Friday 8:30 am
- 5:00 pm Tuesday
- Saturday 8:30
- 5:00 pm On-call “after hours” rotation schedule.
MINIMUM REQUIREMENTS 6
months of work experience in a position handling residential maintenance. Ability to work well with others, communicate clearly and take direction from management, as well as to take initiative and go above and beyond to meet resident needs. Experience working with sheet rock, carpentry, plumbing, painting, changing light fixtures, and other general building maintenance. Must possess a high degree of interpersonal relations skills and capability of relating to a variety of people and personalities. Strong organizational skills, ability to multi-task and high attention to detail. This position requires moderate to heavy exertion on a regular basis and will require candidates to be able to stand, reach, walk, climb stairs/ladders, kneel, crouch, and crawl. Ability to work both independently and as part of a team. Is knowledgeable in the procedures and safety measures in area(s) of specialty.
