General Description Provide supervision of crew members in the maintenance of assigned City buildings, building systems and equipment, parks and/or grounds. The position is responsible for training and supervising staff, performing skilled trade(s), maintaining assigned tools and equipment, preparing work records and reports, and ensuring exceptional customer service is provided at all times. The position works under general supervision, independently developing work methods and sequences. This position is non-exempt. Fair Labor Standards Act overtime provisions will apply. Per Florida Statute 295.065, certain servicemembers and veterans, and the spouses and family members of such servicemembers and veterans, receive preference and priority, and that certain servicemembers may be eligible to receive waivers for postsecondary educational requirements, in employment by the state and its political subdivisions and are encouraged to apply for the positions being filled. Primary Duties Participates and provides leadership in the enhancement, repair, and maintenance of assigned City buildings, building systems and equipment, parks and grounds.
Supervises crew members in assigned area(s) of specialty. Supervisory duties include instructing, scheduling, reviewing work, maintaining standards, allocating personnel, acting on employee problems, providing input to employee evaluations, and recommending discipline as appropriate.
Trains employees in the proper equipment/tool usage, safety practices (including personal protective equipment), and occupational hazards.
Plans and performs preventive maintenance, and develops a process for tracking maintenance and repairs of facilities, equipment and tools. Prepares and maintains accurate records of work performed.
Receives and responds to work orders for maintenance and repair tasks. Assists in determining work order priorities and coordinating/scheduling tasks with management and other City personnel.
Conducts inspections of work performed, and remains aware of project progress and anticipated completion.
Reads diagrams, blueprints, schematics and other instructions to determine work methods. Calculates and measures to determine materials needed.
Determines, gathers and issues necessary tools (power and hand driven), equipment, materials and supplies for daily tasks. Orders materials as needed and assists in maintaining accurate inventory records.
Performs skilled work in one or more of the following trades:
Carpentry work in the construction, maintenance, repair and alteration of doors, partitions, walls/sheetrock, flooring materials, cabinets, roofing and other structures
Minor electrical work in the installation, maintenance, repair and replacement of electrical receptacles, voice/data lines, control panels, switches, circuits and other electrical components; analyzes power requirements and makes necessary adjustments
Plumbing work in the installation, maintenance/repair of fixtures, pipes, valves, drains and lines, water filters, fittings and accessories
Operating, monitoring, and coordinating service and repairs to heating, ventilation, and air conditioning (HVAC) automated systems
Electronics work in the design, programming, testing, installation, operation, maintenance and repair of computerized security access systems, lock and key systems, and overhead and sliding doors
Paints interior and exterior surfaces and structures
Minor masonry/concrete and welding/fabrication
General grounds keeping in the maintenance of the exterior of assigned City facilities and properties
Receives and responds to a variety of inquiries, requests for assistance, concerns and complaints in areas of responsibility.
Ensures professional, courteous and prompt customer service is provided by assigned crew members.
Performs routine clerical work, including entering and retrieving computer data, copying and filing documents, answering the telephone, completing logs, and reviewing timesheets.
Attends training, meetings and workshops as required to enhance job knowledge and skills.
Will be placed on call once probation is complete.
Personnel are required to have their city issued cells phones on and monitored at all times.
All other duties as assigned. Minimum Qualifications High School Diploma or GED, and one (1) year of college or vocational school education in one or more building trades.
Two (2) years of progressively responsible related experience in building repairs and maintenance, including supervisory experience.
Moderate knowledge of Heating, Ventilation, and Air-Conditioning (HVAC) systems, plumbing, fixtures, walls, doors, minor electrical repairs, concrete, roofing and other facility’s systems.
Obtain a Class “B” Commercial Florida Driver’s Permit with airbrake endorsement within three (3) months from date of employment, and obtain a Class “B” Commercial Florida Driver’s License within six (6) months from date of employment.
Obtain FEMA IS100, IS700 and IS200 within 6 months from date of employment.
Valid Florida Driver’s License
In some cases, an equivalent combination of higher education and experience may be considered, provided that the education and experience is in a relevant and related field. Essential Physical Functions & Environmental Conditions Physical Demands Continual medium work and occasional heavy work.
Frequently lifts and/or moves up to 45 pounds.
Requires frequent walking and standing, climbing, stooping, reaching, and bending.
Good finger/hand dexterity and hand/eye coordination.
Good eyesight, hearing, and speech.
Regular driving of vehicle.
Able to wear Personal Protective Equipment (PPE) when required. Work Environment Works inside in an environmentally controlled space; but will intermittently work in adverse environmental conditions (e.g., heat, cold, and rain) for moderate periods of time. Exposed to construction and water/wastewater site hazards, traffic, and moving machinery. It is essential that the Construction Projects Manager is alert to safety hazards in the field.
