Property Supervisor 2.9 2.9 out of 5 stars 1216 Bay Street, Staten Island, NY 10305 The Property Supervisor oversees the property management staff as well as works with facility management in regards to repairs, inspections and other on-site tasks. Additionally, assist upper management with special projects as needed. Must be available for after-hours and on-call.

KEY RESPONSIBILITIES

Work directly with Property Coordinator, Supers and Rainbow Team Leader to assist and ensure assigned work orders and tasks are completed as scheduled per property standards. Perform general maintenance and repairs to include but not limited to: Plumbing, construction/renovation, painting, warehouse inventory, flooring repair and maintenance, wall repair and painting, furniture repair, trash removal, installation/repair of locks and key controls and appliance, assessment and repair. Perform monthly walk though of CR buildings to assess for maintenance and repairs needed. Oversee apartment turnovers for client move in/out. Walk through with case managers to ensure the apartment is prepared prior to the scheduled move date. Have work orders generated for any work necessary. •Walk through with case manager and landlord to ensure the apartment has been cleared of all furniture, closets, cabinets, drawers, and refrigerator are empty and all trash has been removed as per work orders entered by responsible program. Meet with vendors at various locations to allow access to perform walk through for estimating purposes. Also obtain proposals from vendors to be presented to SJMC. Maintain warehouse inventory by accepting deliveries, check packing slips and submit to Purchasing, log and track items being picked up by staff. Update programs when item count is low so they can submit a purchase order. Assist Property Management Coordinator with Work Order process. Assist Director of Property with Capital Projects and Renovations as required. Facilitate monthly meetings with Supers and Rainbow Team Leader to discuss vehicle conditions, Warehouse inventory, Tools, Vending shopping, any and all work related issue. Assure property management tools and vehicles are in order and working properly. Visit CR’s and Scattered Sites in outer boroughs when necessary. Work with property maintenance staff to ensure expeditious and quality completion of tasks. Maintain exterior of properties to include landscape, repairs and renovation. Perform special assignments as assigned via work order by Program Manager and Residence Manager. Work with outside vendors and contractors as necessary as well as onboard new vendors as needed. Possess working knowledge of MEP systems. Possess working knowledge of water and gas meters and controls. •Coordinates, processes, and responds to all maintenance requests for Community Residence (CR) buildings throughout the boroughs. Assist superintendents with special projects/repairs if needed. Be available for after hour calls regarding emergencies at all CR buildings

EDUCATIONAL REQUIREMENTS

High School degree required. Bachelor’s degree preferred in relevant field; or an equivalent combination of post-secondary education and experience preferred.

REQUIRED EXPERIENCE/SKILLS

Minimum of 2 years’ experience in building maintenance or other general maintenance or relevant maintenance-skilled position. Ability to perform in a busy, changing, multi-tasking work environment. Excellent written and verbal communication skills. Excellent interpersonal skills Supervisory experience preferred Management experience Ability to organize a system to prioritize and delegate workload effectively.

COMPUTER SKILLS

Computer skills to include PC-based computer applications for management reporting systems, database systems, Microsoft Word and Excel.

PREFERRED SKILLS

Knowledge of property maintenance processes and terminology Knowledge of construction and renovation processes and terminology.

Physical Requirements:

Able to stand periods of time, lifting of property equipment and supplies and walking up and down stairs of client’s apartments; Heavy Lifting Necessary (to include overhead lifting/holding) Operating Machinery to include (but not limited to): landscaping equipment snow removal equipment construction equipment and tools pallet jack Exposure to working in outdoor elements
