Job Responsibilities:
Maintenance & Repairs:
Perform light maintenance and minor repairs around the property. Use tools such as grinders or drills to cut locks when necessary. Assist with locking out delinquent customers. Manage weed control and perform general cleaning of the property.
Property Management:
Conduct weekly property evaluations to ensure everything is in top condition. Clean out units when customers leave behind items or when units become abandoned, and dispose of these items at the dump. Manage curb appeal by keeping the property looking neat and well-maintained. Manage vendor relationships to ensure quality and timely service for facility needs.
Auction & Administrative Tasks:
Assist with auction-related tasks, including preparing items for auction when required.
Self-Management & Communication:
Work independently and manage your own schedule while ensuring all tasks are completed efficiently. Communicate effectively with team members and vendors to resolve issues quickly. What You’ll Need (Requirements): Must own a truck to facilitate moving equipment, supplies, and items as needed. Be comfortable with using tools (e.g., grinder, drill) for necessary tasks. Strong self management skills- you get things done without someone looking Important Legal Note – This is a 1099 Contractor Role This position is not an employment opportunity but an independent contractor (1099) engagement.
As a contractor:
You control your schedule within business needs (5 -15 hours per week), ensuring customer support remains timely. You are responsible for your own taxes, equipment, and work-related expenses. You do not receive employee benefits (such as insurance or PTO), but you have the freedom and flexibility to work independently. You must comply with service-level expectations, but how you complete your work is up to you! This opening is ideal for a self-starter who enjoys working independently while taking pride in maintaining a high-quality property environment.
Physical Demands & Work Environment:
The essential functions of this position require an employee to communicate effectively, both verbally and in writing, and to frequently use their hands or fingers to operate equipment and handle tools. You must be able to sit, stand, walk, and reach for extended periods, and occasionally lift or move up to 30 pounds. Specific vision abilities are required, including close vision, distance vision, and the ability to adjust focus. The work environment is generally moderate in noise level, but this can vary with the worksite and operational needs.
