Holy Family Home (Little Sisters of the Poor) is a Long-Term Care facility that is dedicated to caring for the elders. Holy Family Home provides our residents with high quality and caring services. Holy Family Home is responsible for the care, comfort and safety of our residents in all activities of daily living. Holy Family Home is dedicated to treating our patients and each other as family as well as ensuring we provide a comfortable and friendly place to work. Holy Family Home is looking for amazing, full time Facilities Maintenance Manager to join our family team. Position requires you to be Covid-19 and flu vaccinated. The Facilities Maintenance Manager is responsible for the overall upkeep of the facility, including the building, building systems, grounds, and vehicles. This employee plays a key role in the safety program of the facility to assure good stewardship of the building and its properties and contributing to the mission of Little Sisters of the Poor in “making the Residents happy.” Therefore, all duties are carried out in accordance with the Home’s mission and philosophy.

JOB STANDARDS

Specialized facilities maintenance management training and certification required. Associate’s or Bachelor’s degree with technical training in plant engineering or factory/plant maintenance preferred. Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, two of which were holding a supervisory position directing a multi-functional maintenance staff Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems Excellent trouble shooting and diagnostic skills Ability to define problems, and resolve them quickly, familiarity with local building codes and OSHA regulations Familiarity with all current health and safety regulations Requires strong supervisory skills, coupled with excellent oral and written communication skills Ability to work well with ever changing priorities and or situations Must be a self-starter who can work well with people at all levels both in and out of the plant Strong organizational and analytical skills Knowledge of simple computer programs (Word, Excel, PDF, for example) Knowledge of current state and federal laws and regulations that apply to practice of physical plant and equipment maintenance in long term care. Prioritize tasks/responsibilities and complete duties/projects within allotted time

ESSENTIAL DUTIES AND RESPONSIBILITIES

The essential functions include, but are not limited to the following: Managing the maintenance of the building, grounds, equipment, and plant facilities Installing, moving, repairing, and removing equipment and utilities within the building Keeping in compliance with and abreast of all OSHA regulations Contracting with all outside contractors and coordinating their activities while in the facilities Supervising in-house facility technicians working in or on the facilities

JOB RESPONSIBILITIES AND DUTIES

The Facilities Manager will: Maintain all essential mechanical, electrical and patient care equipment in safe operating condition. Apply building and safety codes to Home’s situations and maintenance procedures and establish criteria to assure that services provided meet acceptable standards of quality. Participate and oversee as needed the departmental budget, ordering supplies and tracking inventory. Provides relevant financial information to Administrator regarding department financial needs and status. Interview prospective staff, conducting performance evaluations, and taking disciplinary actions as appropriate for a supervisor. Respond to change productively and handle additional tasks/projects as assigned. Respond to needs of facility 24 hours a day, 7 days a week. Collect and review maintenance requisitions from all units and departments of facility. Reviews information, establishes priorities, assigns staff, replaces, repairs, or otherwise resolves the problem. Assure the completion of scheduled maintenance throughout physical plant including all equipment. Test the emergency power system in collaboration with engineer to ensure availability of power to entrances, exits, fire detection alarms and extinguishing equipment and life support systems in the event of electrical supplies are interrupted. Manage the essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, and laundry equipment) in operating condition. Ensure that availability of potable water to areas in the event of loss of normal water supply. Analyze facility hot water system on regular basis to evaluate water temperatures in essential locations of facility. Monitors for the acceptable range of temperatures and immediately starts repairs to eliminate hazards for facility residents, staff, and others. Investigates, tests, and maintains resident call system to ensure a functioning communication system from rooms, toilets, and bathing facilities. Survey physical plant for signs of rodents or pests. Implements effective pest control system to eliminate rodents and pests. Control adequate and comfortable lighting levels, appropriate for tasks, without glare. Keep the Home’s ventilation system to provide good air movement with acceptable temperature, humidity, and odor levels. See that ventilation system eliminates drafts and provides adequate smoke exhaust. Delegate staff to maintain home’s vehicles and assures timely checks, etc. Cooperate, with other departments to identify and accommodate individual resident need and preferences. Perform quality assurance functions, including compliance rounds. Initiates corrective actions as appropriate. Develop and updates maintenance policies and procedures as needed. Inspect the recording of all logs and record keeping of maintenance activities as requested. Establish and maintain a preventive maintenance program with log records. Collaborate with the consultant requests for information and suggestions to improve quality of maintenance services. Actively participate in the long-term care survey process by instructing staff in matters of conduct and disclosure, maintaining a presence when surveyors are on-site and directing the timely collection of information required by the survey team. Demonstrates concern for identified problems and undertakes corrective action while survey is in progress if appropriate. Gathers and presents supplemental documentation to avoid potential deficiencies. Collaborates with Administrator to develop responses to survey report as needed. Keep current skills and knowledge through continuing education. Applies information to job responsibilities.

EQUIPMENT OPERATED

The Facilities Manager will be expected to be familiar and operate a department machinery and equipment, e.g., Boiler, fresh air/ventilating systems, electrical and mechanical systems, water supply and sewage disposal systems, heating and cooling systems, power equipment, hand tools, electrical tools and motor vehicles.

PHYSICAL AND COGNITIVE REQUIREMENTS TO PERFORM THE ESSENTIAL JOB FUNCTIONS

Facilities Maintenance Manager​ is able to: Perform all body mechanics, having functional mobility and physical strength consistent with essential job functions. Lift, carry, push, pull objects more than 100 lbs. Cognitively and constantly understand theories behind several related concepts pertinent to electrical, mechanical, plumbing, ventilation, heating, and cooling systems. Comprehend, remember, and follow multiple instructions/directions given to self/others, frequently amidst noise and constant interruption while concentrating on fine detail and tasks. Use sufficient vision and color discrimination to read and interpret gauges, documents, etc. and perform electrical installation and repair. Adequately hear to receive verbal instructions, answer phone calls, respond to emergency alarms and communicate effectively with others. Speak clearly to report conditions to Mother Superior and communicate effectively with contractors, staff, Residents, and others. Emotionally deal effectively with stress created by Resident’s illnesses, disabilities and aging process, organizational changes, departmental responsibilities and working cooperatively with members of the health care team.

WORK SETTING/ENVIRONMENT

The Facilities Maintenance Manager will perform work primarily indoors and may attend meetings/seminars outside of the facility or may participate in outdoor activities of the Home. The work environment is well lighted, clean and suitable to tasks performed by the employee within temperature control standards that govern a skilled care facility.
