Operational Services Supervisor Summary:
Performs various maintenance support duties requiring some initiative and independent judgment. Incumbents work independently under general direction. Responsible for vehicle custodian duties and general labor/furniture moving. Acts as an assistant to the trades department with repair work and preventive maintenance. May be required to operate equipment and machinery necessary to accomplish tasks as set forth by the supervisor.
Essential Duties and Responsibilities:
Responsible for working with a team and/or independently for campus event preparations which includes table and chair delivery and set up and tear down of materials. May occasionally move furniture or equipment to different locations as needed. May install new appliances in residential dorms and campus homes. May troubleshoot and repair appliances, including washers, dryers, and dishwashers. Responsible for cleaning the exterior and interior of all fleet vehicles, which includes, but is not limited to dusting, vacuuming, washing wheels and tires, mud flaps, door jambs, windows, mirrors, consoles, and interior mats, etc. May perform shipping and receiving duties. Unload trucks or vans delivering materials or equipment for use on campus. Performs general construction work assisting tradesmen in the areas of electrical, carpentry, masonry, plumbing and mechanical. May assist Grounds crew by shoveling snow from driveways, sidewalks, and parking lots. Spreads sand, salt and other materials on icy surfaces to prevent slipping. May operate tractors, forklift, manlift and related equipment needed to perform duties.
Knowledge, Skills and Abilities:
Must be able to bend, stoop, lift up to 50 lbs., walk up multiple steps, climb ladders and extension ladders for outside use. May also be required to work on man lifts, scaffolding and building roofs. Must be able to load a van with heavy equipment, supplies, and deliver to appropriate areas as needed. Must be able to work independently with little supervision and handle multiple tasks simultaneously. General vehicle maintenance or mechanical knowledge to allow for determining vehicle functional condition and serviceability. Must exhibit the ability to work in a team environment. Must follow safety procedures in all situations.
Minimum Qualifications:
High school diploma or equivalent required. Additional vocational training is preferred. Two years experience in the construction and building maintenance trade is desirable. Requires valid driving license and state-mandated background clearances. Computer literacy with knowledge of Microsoft Office and email communication systems. Any equivalent combination of experience, training, and/or education approved by Human Resources.

Environment:
Work is performed in both indoor and outdoor environments; travel from site to site; exposure to noise, dust, grease, smoke, fume, and all types of weather and temperature conditions.

Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb ladders and lifts; to lift up to 50 lbs., carry, push, and/or pull moderate to heavy amounts of weight; sufficient manual dexterity and eye-hand coordination to operate a variety of building trades tools and equipment and vehicles; and to verbally communicate to exchange information. Foot protection of a steel-toe boot will be required.
