Exhibits strong commitment to theservice needs of the internal and external customer. Represents thecompany in a professional and courteous manner. Â

Essential JobFunctions:

 Daily communication and collaboration with staff,Community Manager and others as needed including any servicemaintenance requests.  May be asked to assist at othercommunities as needed.  Ability to travel via automobile andairplane for training; may be asked to travel for companybusiness.  Attends, participates and maintains compliance withall BH required and/or assigned training programs.  Responsiblefor ensuring the marketing, motivation, administrative, andfinancial operation of the property under the direction of theCommunity Manager.  Maintains a strong understanding of thecommunity, specials and floor plans.  Maintains a comprehensiveworking knowledge of all aspects of leasing units and leasingdocuments in accordance with Company and Fair Housing guidelines. Prepares all new leases and lease renewals, processes leaseapplication paperwork for the approval of the Community Manager.ÂUnderstands and qualifies all prospective residents via Rent Cafeand maintains all resident leasing files (electronic and paper). ÂIdentifies potential residents utilizing market and demographicdata as well as industry knowledge.  Inspects all target and/orshow units in advance and in preparation of greeting and touringnew prospects.  Inspects all pre-leased apartments prior toresidentâ??

s scheduled move in date:

coordinates all changesregarding resident move- outs.  Generates new business contacts,marketing ideas and competitive shops to increase occupancy. ÂCompletes outreach marketing duties as assigned by RegionalMarketing Specialist.  Maintains an understanding of all marketsurvey data and utilizes information to generate traffic ofpotential residents.  Assists in marketing promotions anddevelopment and placement of ads, flyers and promotionalmaterials.  Maintains an overall team ratio of 40% or higherclosing ratio and 80% or higher on all shopping reports. ÂOversees the shopping of competitive properties to stay abreast ofindustry trends.  Maintains responsibility for online marketingduties including, but not limited to: daily postings to Craigslistand internet listing services.  Oversees all pricing and confirmsthat the pricing is correctly updated on the BH company website. ÂUnderstands, utilizes and promotes all third party online leasingprograms in an appropriate manner.  Ensures all prospectinformation and alert notifications are accurately entered intoPopcard and addressed in a timely manner.  Other duties asassigned. Â

Job Qualifications:

 High School or GED (GeneralEducation Diploma) preferred Previous leasing experiencepreferred Strong sales and closing skills required Excellentorganizational and customer service skills Ability to achieveclosing ratios and shopping report scores in accordance withcompany guidelines Yardi Voyager experience preferred YieldStaror other Revenue Management Program experience preferred MS OfficeWord/Excel experience preferred A valid driverâ??s license may berequired Professional appearance and demeanor A positive,motivating and team-oriented attitude Strong communication skillsÂAbility to thrive in a fast- paced environment A desire to succeedin a very competitive environment Ability to work with a diversegroup of people and customers Â

Work Schedule:
