Certified Occupancy Specialist 3.0 3.0 out of 5 stars 20 East Orchard Street, Terryville, CT 06786 From $24 an hour - Full-time Elderly Housing Management Inc. 3 reviews From $24 an hour - Full-time Elderly Housing Management is looking for a Certified Occupancy Specialist to support several properties in Litchfield County. The Occupancy Specialist will be responsible for maintaining occupancy standards, including eligibility, Fair Housing, tenant screening, rent calculation, waitlist management, and recertification, while encouraging, supporting, and abiding by all EMH safety regulations. Position Responsibilities
  • Assists in providing rental services such as accepting and evaluating applications, interviewing and verifying prospective residents, showing apartments, preparing certifications, and maintaining applicant pool list
  • Checks references, verifies income and employment, determines eligibility and amount of rent residents should pay, and prepares Resident Maintenance forms for financial office.
  • Conducts annual recertification interviews, mails out and tracks all verification paperwork, and meets with residents to sign all required renewal documentation including regulatory paperwork in accordance with timeline
  • Prepares and maintains resident files including all required forms, applications, sign-offs, leases and related documents to comply with regulatory expectations
  • Balances the revenue stream through waitlist management and reduced vacancy time
  • Assures the accuracy and timely submission of reports to the regulatory agency to ensure housing assistance payments
  • Monitors and maintains the waiting list according to regulatory guideline
  • Verifies resident households meet eligibility guidelines at move-in interview
  • Maintains regulatory compliant resident files
  • Ensures resident file close-out follows regulatory guidelines and state landlord/tenant laws
  • Communicates with Service Coordinator to advise the latter of any concerns they may have in their interactions with the resident
  • Advises residents of the Service Coordinator's position and services during the community orientation
  • Prepares and provides monthly report Professional Requirements
  • Strong communications skills; professional and effective interpersonal skills and comfortable and respectful familiarity with the elderly
  • Ability and desire to learn, as well as the willingness to take direction and function as part of a team
  • Solid organizational skills, problem-solving skills, and demonstrated acumen with financial matters
  • Computer proficient; working knowledge of Word, Excel, Regulatory software programs
  • Demonstrated familiarity with HUD & Tax Credit
  • Ability to work with and relate to persons of all ethnic and minority backgrounds
  • High school diploma Physical Requirements Minimal physical effort required; normally seated with freedom of movement.
Mobility through office to use printer, copier, and access file cabinets, driving occasionally to banks. Normal lifting, carrying, reaching, pushing and pulling. Constant use of calculator and computer keyboard. Visual activity requiring close attention to paperwork.
