The position will frequently interact with Residents, market attorneys, and multiple departments at the firm. This role will be responsible for managing end-to-end eviction cases, coordinating with attorneys, issuing legal notices, and negotiating payment plans and move-out agreements with delinquent Residents. The position operates within a high call volume contact center environment, requiring the ability to handle a large number of inbound and outbound Resident interactions daily while maintaining professionalism, accuracy, and a solutions-oriented approach. The successful candidate will have a solid understanding of eviction law, collections processes, and landlord-tenant regulations. They will have excellent organizational skills, great attention to detail, and the ability to manage multiple cases simultaneously to meet deadlines and performance objectives. The candidate must maintain composure and a professional attitude in high-pressure situations and sensitive conversations with Residents. Responsibilities Manage end-to-end eviction cases across multiple markets, ensuring all filings, notices, hearings, and writ executions are completed in accordance with applicable state and local laws Prepare, issue, and track legal notices (Pay or Quit, Cure or Quit, Unconditional Quit) in compliance with jurisdictional requirements Maintain and update Kairos Living tracking systems (Yardi, FreshDesk, etc.) with real-time legal status changes, court dates, and attorney updates Liaise with market attorneys on case progression; report settlement options, court issues, and account discrepancies to Supervisor Serve as the primary contact for Residents at the final stages of eviction, managing high-volume inbound and outbound calls with professionalism and empathy Negotiate payment plans, payoff deadlines, and cash-for-keys agreements with Residents to facilitate voluntary move-outs and reduce legal costs Respond to Resident inquiries via the Evictions inbox in a timely and professional manner Identify Resident payments and communicate to the appropriate market attorney to prevent unnecessary case escalation Monitor credit, collection, and eviction trends and report findings to management on a regular cadence Assist with updating Yardi legal status changes and ensure data accuracy across all systems Perform other functions related to Resident management and eviction operations as needed Desired Experience / Skills Minimum 2 years of experience in evictions, collections, paralegal services, or property management in the residential real estate industry. Single-family rental experience is a plus but not required. Detail-oriented, ability to multi-task and manage a high volume of active cases simultaneously. Experience with Yardi Voyager is preferred but not required. Self-starter willing to "do what it takes" to hit goals and meet deadlines. Ability to prioritize, plan, organize, and coordinate work assignments across multiple active eviction cases. Applying common sense, demonstrating logical and systematic thinking skills, and being adaptable to change and taking ownership. Proven experience in a high call volume contact center or collections environment, with the ability to handle difficult and sensitive conversations professionally and empathetically. Familiarity with KPI tracking in an evictions or collections environment (e.g., case closure rate, average time-to-resolution, delinquency rate). Strong negotiation skills with experience structuring payment plans, payoff agreements, and cash-for-keys arrangements. Knowledge of eviction laws, legal notice requirements, and court processes across multiple states is a plus. Spanish speaking preferred but not required.
