We partner with local agencies, government entities, and non-profit organizations to strengthen neighborhoods and enrich residents' lives through community engagement and support programs. Job Summary We are currently seeking a dynamic part-time Office Technician to support admin operations at Garvey Court Senior Housing community in El Monte, CA. This position is Monday•Friday 10:00 AM•2:00 PM and is the first point of contact for Residents, Vendors, Applicants, etc. We are looking for someone with experience in affordable housing, apartment management, entering work orders, accepting rental payments, answering resident questions, maintaining resident files, etc. The ideal candidate will bring strong organizational skills, office management experience and a positive attitude to foster a welcoming environment for residents and visitors.
Position responsibilities:
Answering phones and be able to communicate effectively any complex information, application process and rent and income schedules Distribute and accept applications and assist the Manager in maintaining the project waiting list according to DMC procedures and funding source requirements. Ensure there is a minimum of ten (10) applications packets ready for distribution at all times Assist in Rent Collection•Collecting rents, fees and miscellaneous charges on time and deposit daily utilizing the remote deposit capture scanner and entering in to project accounting software Assist Manager in posting non-pay notices on time. While out and about on the property, report to Manager any necessary maintenance needs or tenant rules violations Assist Manager in completing DMC reports weekly and monthly on time and accurately and submit to Rental Manager for review prior to submission Assist in issuing and obtaining all documents from tenants necessary to compile all annual income certifications by specified due dates and according to DMC procedures for all funding sources utilizing project compliance software Conduct all project business within the fair housing guidelines and DMC policies on professionalism and customer service Assist Manager in processing invoices for submission to corporate office for payment and enter in to project software. Ensure invoices are accurate prior to processing Assist Rental Manager in processing applications for vacant units as per DMC procedures and according to requirements for project funding sources. Assist Rental Manager in processing all move-out documents by required deadlines Retain residents through effective interaction, activities, conflict resolution, and communication with applicable service providers and other involved parties. Work with service providers to resolve and document concerns and issues with residents who violate the rules Assist Manager in processing reasonable accommodation requests as per DMC procedures Maintain resident files in an organized manner as per DMC file set up procedures. Ensure confidentiality is maintained at all times and that all documents are filed and properly secured at all times. Enforce all Occupancy Rules consistently and fairly. Continually read manuals and policy and procedures to increase knowledge of regulations and rules for low income housing Work with maintenance staff to ensure work orders are prioritized and processed per DMC policies. Enter and Close out all work orders in to project software as needed Be able to stand, drive, walk on even and uneven surfaces, bend, twist and reach above your right and left shoulder intermittently Be able to sit long periods of time Be able to use a key and mouse for long periods of time and grasp items frequently Be able to lift, carry, push and pull up to 10 lbs. intermittently Be able to walk the project, deliver notices, and meet with tenants as needed All other duties as assigned
COMPENSATION
Hourly Pay Rate = $20•$22, based on affordable experience Paid Time Off includes Sick Time Holiday Pay Cal Savers Retirement Option Schedule is Monday-Friday 10:00 AM•2:00
