Job Description

WORK SCHEDULE
Normal business hours of Monday - Friday, 8:00 AM - 5:00 PM, and overtime as needed.
PRIMARY RESPONSIBILITY
Responsible for the examination of foreclosure title products to determine the current condition of title, assisting in the curing of title issues and notifying clients of all pending title issues.
PRINCIPAL ACCOUNTABILITIES
1. Review pre-foreclosure title reports to verify title will be insurable and meet investor requirements following foreclosure sale. Including but not limited to (a) confirm the deed chain is accurate and complete (b) confirm the legal description is valid and any metes and bounds descriptions close (c) confirm the assignment chain is complete to the foreclosing entity. 2. Request, prepare, receive, review and record Assignments as may be required. 3. Determine all parties requring Notice under the foreclosure regulations in Arkansas and Tennessee. 4. Identify defects which may prevent foreclosure or post-sale conveyance. 5. Report defects to the Servicer using various default servicing platforms; and, propose options for resolution. 6. Search Deed and Court records when additional information is required to review and clear title. 7. Prepare, submit, and follow up on Title Claims. Determine if the Underwriter's resolution will meet investor requirements. 8. Manually cure title defects such as prior liens and minor typos on recorded documents. 9. Performs all other duties as requested.
POSITION PREFERENCES
1. High school diploma or equivalent. 2. Excellent verbal and written communications skills . 3. Five + years experience performing pre-foreclosure title examination. 4. Five + years experience curing title defects 5. Familiar with the foreclosure process in Arkansas and Tennessee. 6. Familiar with title insurance requirements in Arkansas and Tennessee. 7. Previous experience working in CaseAware, ICE, TEMPO, and Clarifire.
