Job Description

Position Summary The Title Examiner is responsible for researching and analyzing real estate records, summarizing pertinent legal and insurance documents, and compiling lists of mortgages, contracts, and other instruments affecting property titles. This role supports accurate and compliant title commitments and policies by searching public and private records in courts, real estate agencies, and title insurance companies. This position is based in our Mishawaka office and focuses on properties located in Michigan. The ideal candidate has direct experience examining Michigan titles and a strong understanding of state-specific requirements. The Title Examiner operates with honesty and integrity, applies professional problem-solving to identify and resolve title issues, communicates in a friendly and respectful manner, and is committed to continuous improvement. Essential Duties and Responsibilities Search real property records for each order to collect all matters related to ownership, legal description, chain of title, liens, and other defects Systems include, but are not limited to: DataTrace Laredo DoxPop Low Beacon MyCase Insight Barrett Law Construct and examine search packages to build chain of title and determine ownership, encumbrances, or defects impacting title validity or property use Apply professional judgment to identify title issues and determine necessary corrective actions Prepare and issue title commitments based on compiled research, ensuring compliance with underwriting standards Clearly document title encumbrances and outline requirements to clear title, communicating effectively with internal teams and clients Travel to Michigan courthouses as needed for recordings and research, representing the company with professionalism Required Knowledge, Skills, and Abilities Strong understanding of Michigan real estate laws, legal codes, court procedures, and title regulations Knowledge of land description principles and property relationships Advanced critical thinking and reading comprehension with high attention to detail Strong problem-solving skills with the ability to identify and resolve complex title issues Excellent organizational and information-ordering abilities Clear, professional communication skills with a respectful and service-oriented approach Commitment to accuracy, integrity, and continuous improvement Computer/Office Equipment Skills Proficiency with title software and databases, including DataTrace, Laredo, and Beacon Experience with map creation tools such as Deed Plotter Proficiency in Microsoft Office (Word, Excel, Outlook) Comfortable using standard office equipment (computer, scanner, copier, etc.)
Education & Requirements Required:
Minimum of 2 years of title examination experience specifically with Michigan properties Strong understanding of real estate records, legal descriptions, and title documentation Michigan Title Insurance License (required) Reliable transportation and ability to work in-person from the Mishawaka office, with travel as needed
Preferred:
Additional experience in Michigan title examination environments Familiarity with regional or national title plants and underwriting standards Experience with Michigan county record systems and historical document retrieval
