Full Job Description Job Description:

America Safe Title is a refinance-focused title and settlement company looking for an experienced Title Processor to join our Livonia office. You will be responsible for reviewing title commitments, identifying exceptions, and curing title defects to get files cleared for closing in a high-volume refinance environment.

Responsibilities:

Review title commitments and identify exceptions, requirements, and endorsements needed for clear title Cure title defects including outstanding liens, judgments, open mortgages, tax delinquencies, and legal description issues Order and review searches, municipal lien letters, payoff statements, and subordination agreements Coordinate with lenders, borrowers, attorneys, and underwriters to resolve curative items Prepare and update title commitment schedules (A, B-I, and B-II) accurately Manage an active pipeline of files from search received through title clear Work within Qualia to track file status, update tasks, and communicate with team members Ensure title work meets underwriter guidelines and state-specific requirements across multiple states Collaborate with escrow officers and post-closing staff to keep files moving on schedule

Qualifications:

2+ years of experience as a title processor, title examiner, or title curative specialist Strong understanding of title commitments and how to read and interpret Schedule B requirements Experience curing common title defects (liens, judgments, easements, unreleased mortgages, vesting issues) Familiarity with refinance transactions and lender closing requirements Experience with Qualia or similar title production platform (strongly preferred) Ability to manage a high-volume pipeline and meet turnaround deadlines Strong written and verbal communication skills Detail-oriented with strong organizational skills Nice to

Multi-state title experience (we are licensed in 16+ states) Familiarity with Westcor, First American, or Old Republic underwriter guidelines Experience with
