Job Description

Title Processing SpecialistPosition OverviewWe are seeking an experienced Title Processing Specialist to manage the end-to-end title workflow for residential and commercial real estate transactions. The specialist will perform title examinations, prepare title commitments and closing documents, coordinate curative actions, process recordings and releases, and maintain accurate title plant and document imaging systems. The role requires strong attention to detail, working knowledge of title insurance endorsements and public records research, and the ability to use industry title software and standard office tools to ensure timely, compliant closings.

Key ResponsibilitiesConduct comprehensive title examinations and abstracting to establish chain of title and identify title defects or encumbrancesPrepare title commitments, endorsements, and related title insurance documents in accordance with company and underwriter requirementsPerform title curative work, including researching and resolving liens, judgments, tax liens, and other title defectsPerform lien and UCC searches, and coordinate mortgage and lien release processing with lenders and county recordersRetrieve and analyze public records, legal descriptions, plats, surveys, and related property recordsPrepare closing documents, including HUD-1 settlement statements and Closing Disclosures (TRID), and reconcile settlement statementsHandle recording and e-recording of documents with county recorder offices and maintain accurate recording logsManage escrow account handling and reconciliation in preparation for closingsComplete Flood Zone determinations and obtain FEMA certificates; review ALTA forms and requirementsPrepare and review closing packages, notarize documents or coordinate notary services, and manage DocuSign/e-signature workflowsInteract with title plants, maintain and update title plant records, and manage document imaging and management systemsCoordinate with underwriters, lenders, escrow officers, attorneys, and county recording offices to facilitate smooth closingsUse title production software and Microsoft Office to generate reports, manage files, and track transaction statusEnsure compliance with regulatory and underwriting standards and maintain confidentiality of title and client informationQualificationsHigh school diploma or GED required; associate degree or paralegal/title-related certification preferred2+ years of experience in title processing, title examination, or a related role in a title/escrow environment (residential and/or commercial)Working knowledge of chain of title, title commitments, title curative, legal descriptions, and abstractingExperience with title insurance endorsements and underwriting requirementsProficient performing lien searches, UCC searches, judgment and tax lien reporting, and public records retrievalExperience with recording and e-recording procedures and interactions with county recorder officesFamiliarity with Flood Zone determination and FEMA certificate processes, ALTA forms, and plat/survey reviewProficient with title production and management systems such as SoftPro, RamQuest, ResWare, Qualia, or similar; experience with title plant management and document imaging systemsStrong Microsoft Office skills, especially Excel and Word; comfortable using DocuSign and other e-signature platformsExcellent attention to detail, strong organizational and time-management skills, and the ability to manage multiple transactions under deadlinesEffective verbal and written communication skills and ability to work collaboratively with internal teams and external partnersNotary commission preferredBenefitsHealth Insurance401KPTO
