Open until filled. Applications will be reviewed as they are received. Starting salary for this position is $17.24-$19.30 per hour DOE Full range is $17.24-$27.13 per hour Benefits include medical, dental, life, LTD, PTO and 403(b) Must have a valid Driver License and vehicle.Position Summary:
Supports Inland Empire Property Management (IEPM) by cleaning, painting, and conducting minor maintenance and repair work on rental units. Works with the maintenance team to ensure unit turnovers happen within standards.Principle Duties and Responsibilities:
Ensure work orders are performed promptly and professionally. Ensure that required data entry is completed timely to update or close work orders. Ensure repairs are made within the procedures set by IEPM. Adheres to schedule and timelines. Adheres to Washington State Landlord Tenant Law, Fair Housing Laws, and other laws and regulations as applicable. Completes unit turns, including painting, cleaning, caulking, and minor repairs. Communicate with the Property Management Coordinator regarding supply needs in advance to limit unnecessary travel. Communicate proactively with the Property Management Coordinator about the status of work and any ongoing challenges. Performs NSPIRE inspections as requested. Ensures proper care and maintenance of all tools and equipment. Keeps storage areas clean, neat, and organized. Cleans up worksite and removes debris daily and at project completion. Defers all tenant concerns to the appropriate Community Administrator or Property Management Coordinator. Always maintains strong boundaries with tenants. Participates in IPEM and SNAP activities, including training, meetings, and retreats. Completes assigned projects and performs related duties as needed or as situations dictate to assist the IEPM team in maintaining a safe and decent affordable housing portfolio. Works with coworkers and volunteers to promote a positive, respectful, and productive working environment while protecting client confidentiality and dignity. Within the context of the stated principal job duties, serves as an ambassador of SNAP's mission and values. Provides excellent customer service at all times as well as helps to grow the customer service culture within the agency.Requirements:
Education and Experience Required:
High School education and three years of experience in janitorial, maintenance, and/or apartment turnover work.Preferred:
High School diploma and five years of experience in apartment turnover work. Knowledge, Skills, and Abilities Ability to empathize and communicate with low-income, vulnerable, and diverse populations Must be able to maintain strong professional boundaries Able to maintain strict confidentiality with personal information Janitorial and minor maintenance repair skills Basic computer skills, including a basic understanding of the Microsoft Office suite of products and a capacity to learn database systems such as Salesforce and ResMan. Strong communication and interpersonal skills, with emphasis on effectively working in a team environment and with a diverse population Ability to work independently, using initiative and judgment to resolve problems and ensure workflow is appropriately addressed Ability to complete documentation using legible handwriting and basic computer skills Training and Certifications Valid driver's license and insurance, good driving record, insurance, and reliable vehicle for transporting materials (mileage reimbursed) Blood-borne Pathogens training (annually) and safety training (ongoing) Lead Safe working practices training within six months of hire Thorough knowledge ofHUD NSPIRE
standards, certification preferred.Work Environment/Physical Activities:
May be asked to travel regionally to perform work with mileage reimbursement. This position requires working in seasonal heat and cold. Physical ability to lift up to 85 pounds. Endurance to lift, pull, transport, handle, and operate hand and power tools, machinery, and related materials and supplies. May be exposed to dusty, wet, muddy, poorly ventilated and occasionally unsanitary environments. May be exposed to fumes and substances including paint, solvents, and other materials.
