Job Description:
Groundskeeper Overview:
As a Groundskeeper in Property Management, you will be responsible for maintaining the cleanliness, safety, and aesthetic appeal of the grounds of your assigned community. Your role is essential in ensuring a pleasant and welcoming environment for tenants, visitors, and employees. You report to the Service Manager and the Regional Manager.
Key Responsibilities:
1.
Groundskeeping Maintenance:
o Maintain curb appeal both interior and exterior daily; this includes picking up all trash in or on the community, disposing of all items left in common areas, and cleaning all common areas, including the dumpster areas. o Ensure that all outdoor areas, including sidewalks, parking lots, and common areas, are clean, free of debris, and well-maintained. o Monitor irrigation systems and drainage to ensure efficient water usage and prevent water damage. o Any other duties as assigned. 2.
Landscape Management:
o Ensure that landscaping areas are always free of trash and debris; maintain a landscaping log to report landscaping overgrowth and needs to the landscaping maintenance company. o Ensure that terrace-level breezeways are cleaned weekly after the landscaping services have been provided. 3.
Seasonal Maintenance:
o Assist in all Quarterly property inspections as directed by the Service Manager and the Regional Manager. o Install and remove seasonal decorations, such as holiday lights or seasonal plantings. 4.
Equipment Maintenance:
o Operate and maintain groundskeeping equipment and tools, such as backpack blowers, trimmers, and hand tools. If a golf cart is provided, the associate must keep the golf cart clean and always organized. Smoking is not permitted on any company-issued golf carts. The associate must always ensure safe practices are utilized when operating company-issued golf carts. o Perform routine inspections and preventive maintenance on equipment to ensure proper functioning and safety. 5.
Safety and Compliance:
o Follow all safety protocols and guidelines to ensure a safe working environment for yourself and others. o Adhere to local, state, and federal regulations regarding landscape maintenance, pesticide application, and waste disposal. o NSPIRE standards in maintenance are required. o Ensure that zip ties are used as instructed to prevent any and all liabilities on the exterior of the buildings and common areas. 6.
Team Collaboration:
o Coordinate with property management and maintenance teams to prioritize tasks and address specific property needs. o Communicate effectively with supervisors and colleagues to ensure efficient workflow and timely completion of projects.
Qualifications:
High school diploma or equivalent; additional training or certification in landscaping or groundskeeping preferred. Proven experience in groundskeeping maintenance. Ability to operate groundskeeping equipment and tools safely and effectively. Strong attention to detail and ability to work independently or as part of a team. Physical stamina and ability to perform tasks that may require bending, lifting, and working outdoors in various weather conditions.
Additional Requirements:
Valid driver's license and clean driving record. Availability for occasional evening or weekend work as needed. Knowledge of exterior and interior cleaning practices is a plus.
Working Conditions:
This position primarily involves outdoor work, with exposure to various weather conditions. Physical demands include lifting heavy objects, bending, kneeling, and standing for extended periods.
