Location:
New construction in Topeka, KS. Responsible for efficiently performing all necessary maintenance for the apartment community and assisting the Maintenance Supervisor with organizing the maintenance programs of the property. Provide timely and courteous responses to resident service requests. Perform routine groundskeeping, amenity and common area maintenance, make-ready turns, applicable pool maintenance, and all other general maintenance. Responsibilities 1. Upkeep of the community grounds and common areas. 2. Understand and follow daily work instructions according to the schedule, and apply sound judgment to operate equipment safely and prevent problems. 3. Inventory supplies and notify management of shortages and goods to be ordered. 4. Apartment turnover make-ready process. 5. Be able to effectively communicate with residents, staff, and other suppliers or vendors to ensure safe operation of property maintenance. 6. Operate equipment to perform landscaping duties such as weed eaters, garden tractors, blowers, hedge trimmers, and various hand tools in accordance with approved operating guidelines and safety procedures. 7. Maintain structural integrity of buildings by performing exterior building maintenance. Exterior maintenance may include, but is not limited to: painting, cleaning gutters and downspouts, and maintaining the grounds to ensure a clean environment. 8. Lift and carry materials and equipment throughout work areas using appropriate equipment. 9. Maintain tools and equipment in proper working order by performing preventative maintenance as needed. 10. Properly utilize safety equipment and gear. 11. Perform snow removal duties on a seasonal basis when required by the property. 12. Communicate equipment problems or malfunctions to management immediately. 13. Operate applicable company golf cart(s) safely to perform errands and transport materials, if required by the property. 14. Follow all written and verbal instructions 15. Follow company policies and procedures as outlined in training sessions, manuals, and guidelines. 16. Must have access to reliable transportation. Must have an effective communication system available to contact the property or staff after hours. 17. Report resident concerns to management. 18. Works on-call, overtime, weekends, and holidays, as required. 19. Perform other related duties as assigned. Occasionally lifts and carries up to 80 pounds (i.e. bag of concrete). Pushes and/or pulls using appliance dolly up to 200 pounds. Moves objects from one floor to another. Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists. Has normal range of vision, hearing, and speech. Education/Training Degree:
