The Multi-Site Grounds Service Technician's main responsibilities are to maintain the properties physical condition of the exterior and interior, as well as promoting resident satisfaction. Our maintenance team is customer service driven, so that they will create a lasting influence on visitors, prospects and residents. Keeps all Apartment and Commercial Sites in clean and orderly condition. Occasionally assists on-site maintenance with minor repairs such as preventative maintenance, turnover of units, and painting. Performs repairs to grounds and building. Assists with supervision of snow and lawn contractors and reports all grounds related information and/or issues to Regional Maintenance Supervisor
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following. Other duties may be assigned. 1. Performs daily and scheduled grounds maintenance across multiple sites as scheduled, including weeding, trimming, edging, pruning, blowing, power washing, pet cleanup care and general landscape care. 2. Travels between multiple properties as scheduled and responds to priority needs as directed by management. 3. Maintains the overall exterior appearance of all properties, including but not limited to parking lots, sidewalks, curbs, building exteriors, dumpster enclosures, fencing, signage, and common outdoor areas. Inspects and maintains all building recreational/amenity areas to include gazebo's, grills, outdoor furniture, and outdoor fireplaces. Able to use a power washer and related cleaners and equipment effectively and efficiently. 4. Performs routine service on maintenance equipment in the portfolio to evaluate and report problems or difficulties to the Regional Maintenance Supervisor. Notifies management concerning the needs for major repairs or deficiencies as they relate to general grounds conditions. 5. Evaluates and communicates the efforts of the snow removal vendor to ensure the quality and consistency of contract requirements are met. Whenever necessary, assists in the removal of snow and ice from parking lots, walkways, and common areas. 6. Assists in general maintenance of units, as needed. Replaces furnace filters and smoke alarm batteries in accordance with the preventative maintenance schedule. Assists with turnover of units to include drywall, painting, and reassembly of units. 7. Completes assigned work orders accurately and in a timely manner, documenting work performed at each site. 8. Maintains an inventory of grounds supplies and equipment and places requests to order inventory with Regional Maintenance Supervisor as needed. 9. Whenever necessary, assists Commercial Maintenance Technician with duties to include trash removal, painting of vacated units, blowing, edging, weeding, pet care, and general landscape care.
AUTHORITY LEVEL
The position has no authority to commit company staff, money, or assets with regard to purchases, or contracting of 3rd party services.
JOB LOCATION AND REPORTING HOURS
The job location will be assigned by the Regional Maintenance Supervisor on a rotating schedule. At the discretion of the Regional Maintenance Supervisor, the Multi-Site Grounds Service Technician may be assigned to different locations within the company, to perform similar Essential Duties and Responsibilities. The standard reporting hours are Monday through Friday, 8:00 am to 5:00 pm with a one (1) hour unpaid lunch. The Company reserves the right to adjust your schedule based on the needs of the portfolio.
SUPERVISORY RESPONSIBILITIES
Ensure third party contractors are prompt and perform quality work.
QUALIFICATIONS

EXPERIENCE
High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience. Good mechanical ability and some knowledge and/or experience with grounds maintenance, light drywall, and paint.
COMPUTER SKILLS
Basic computer skills are required.
LANGUAGE SKILLS
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to residents, clients, and other employees of the organization.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid driver's license required to operate company vehicles. Must be able to meet the requirements provided for in the Employment Eligibility Verification Laws.
BENEFITS
The Company offers a comprehensive benefits package designed to support employees both personally and professionally. Employees are eligible for healthcare, dental, and vision insurance, with the Company covering 80% of premium costs and the employee responsible for the remaining 20%. Paid Time Off (PTO) is prorated during the employee's first year of employment. Beginning in the second year, employees receive 80 hours of PTO annually, increasing to 120 hours per year thereafter. In addition, employees receive one floating holiday (8 hours) each year, intended for use on a personally meaningful date or occasion. The Company also provides a generous paid holiday schedule. A 401(k) retirement savings plan is available to eligible employees.
