Grounds Crew Member Reports To:
Property Manager & Regional Manager Position Summary The Grounds Crew Member is responsible for maintaining the cleanliness, appearance, safety, and overall curb appeal of the apartment community. This position ensures outdoor areas, common spaces, and amenities remain well-maintained while providing support to the property and maintenance teams as needed. Essential Duties and ResponsibilitiesGrounds & Landscaping Maintain the overall appearance and cleanliness of property grounds and common areas. Pick up and remove trash, debris, and litter throughout the community. Empty and maintain exterior trash receptacles. Clean pet areas and remove pet waste from designated areas. Maintain sidewalks, curbs, parking lots, breezeways, and outdoor spaces. Perform weed control, trimming, pruning, planting, watering, mulching, edging, and general landscaping tasks. Maintain outdoor amenities, including sand volleyball courts and recreational areas. Monitor grounds for safety hazards and report concerns to management. Seasonal & Weather Responsibilities Perform snow and ice removal from sidewalks, entryways, parking areas, and common areas. Apply ice melt, salt, sand, or approved materials as needed. Assist with storm preparation and cleanup, including removal of fallen branches, debris, and weather-related hazards. Work outdoors in all weather conditions, including extreme heat, cold, rain, snow, and ice. Community Upkeep & General Support Perform basic upkeep and inspections of community gates and report maintenance concerns. Assist with minor exterior appearance projects, including painting common areas such as basement areas and completing touch-up projects. Assist the maintenance team with apartment trash-outs as needed, including removing debris, cleaning units, and preparing units for turnover. Support property improvement projects and special assignments as directed. Maintain a professional and respectful relationship with residents, vendors, and team members. Physical Requirements Ability to lift, carry, push, and pull up to 50 pounds. Ability to stand, walk, bend, kneel, stoop, climb, and work outdoors for extended periods. Ability to safely operate basic landscaping and grounds equipment. Work Environment This position requires working outdoors daily in changing weather conditions. May require snow removal, storm cleanup, and other weather-related duties outside of normal routines. Must be dependable, safety-focused, and able to complete tasks independently. Qualifications Previous groundskeeping, landscaping, custodial, or outdoor labor experience preferred. Strong attention to detail and pride in maintaining a clean community. Reliable attendance and communication skills required. Ability to follow direction and work independently.
