With more than 25 years of experience in construction and property maintenance , we provide high-quality maintenance, janitorial, and grounds services for residential multifamily properties . We are seeking a dependable and hardworking Janitorial and Grounds Technician to help maintain clean, safe, and attractive communities. This is an early-career position focused on janitorial, groundskeeping, curb appeal, and property support duties. The ideal candidate has at least one to two years of janitorial, housekeeping, groundskeeping, landscaping, or related experience and takes pride in keeping properties clean and well maintained. As a Janitorial and Grounds Technician, you will be responsible for cleaning common areas, removing trash and debris, maintaining exterior grounds, and assisting with other property support tasks to ensure communities remain clean, safe, and welcoming for residents and visitors. Clean common areas, hallways, stairwells, laundry rooms, offices, and community spaces. Remove trash, litter, and debris from buildings, grounds, parking areas, and dumpster areas. Sweep, mop, vacuum, dust, and disinfect interior surfaces. Clean windows, doors, elevators, restrooms, and other high-touch areas. Maintain curb appeal by picking up litter, removing weeds, and keeping entrances clean. Perform basic groundskeeping duties, including blowing sidewalks, clearing debris, and supporting seasonal cleanup. Monitor and clean dumpster enclosures, trash rooms, breezeways, and surrounding areas. Assist with move-out cleanings, unit readiness support, pressure washing, and special projects as assigned. Restock janitorial supplies and report low inventory or equipment needs. Report safety hazards, vandalism, pest issues, property damage, and maintenance concerns to supervisors. Use company software or mobile devices to document completed tasks when required. Interact professionally with residents, property staff, vendors, and coworkers. Perform other duties as assigned.Education and Experience:
One to two (1-2) years of janitorial, housekeeping, groundskeeping, landscaping, porter, or related property service experience required. Experience cleaning residential, multifamily, commercial, hospitality, school, or institutional properties preferred. Ability to safely use basic janitorial tools and equipment, such as mops, brooms, vacuums, blowers, carts, and pressure washers. Ability to work independently, follow instructions, and complete assigned tasks on schedule. Strong attention to detail, reliability, and pride in maintaining clean and safe properties. Ability to interact professionally with residents, property staff, and coworkers. Willingness to work indoors and outdoors in varying weather conditions. Basic mobile phone skills for communication, photos, and task documentation preferred. Valid driver's license and reliable transportation required.Physical Demands:
Employee is frequently required to travel to various properties to oversee maintenance projects within the City of Charlotte, NC. Daily movements include sitting; standing; reaching; bending; kneeling; and climbing ladders; operating computers and other office equipment; moving about the properties; and attending on-site meetings and off-site meetings. Employee must be able to exchange information in person, in writing, and via telephone. Employee must occasionally transport up to 50 pounds.Work Environment:
The employee works indoor and outdoor and is frequently exposed to weather extremes. The employee may occasionally be subjected to fumes, airborne particles, toxic or caustic chemicals (e.g., cleaning solutions, solvents, insecticides), and skin irritants. The employee may be required to use goggles, gloves, masks, lumbar support belts, safety boots, and other personal protective equipment. The noise level in the work environment is usually moderate. Employees must have access to 24 hour reliable phone & internet service. Employees must also have reliable transportation to and from work, as well as, to get to and from multiple work locations based on business needs and assignments. Employee is responsible for providing own basic hand tools. Position may require employees to work overtime, nights and weekends when needed or in the case of an emergency. All employees must be authorized to work in the United States.
