This position is responsible for maintaining the overall appearance of the property, performing daily grounds upkeep, and assisting with general maintenance tasks to support the efficient operation of the community. You will work under the direct supervision of the Maintenance Tech and Property Manager.
Responsibilities:
Maintain cleanliness and appearance of the grounds, including daily trash pickup and dumpster area upkeep. Perform routine inspections of the exterior of buildings and report or repair maintenance issues. Replace exterior light bulbs and address minor lighting issues as needed. Check vacant apartments for needed repairs and complete necessary maintenance. Repair and replace locks, deadbolts, and rotate locks during unit turnover. Inspect and ensure proper operation of doors and windows, with special attention to fire doors and building entry doors. Repair and replace windows and screens. Assist with basic plumbing repairs , including fixing leaks and minor fixture issues. Assist with basic electrical repairs , such as outlets, switches, and lighting issues. Complete resident work orders promptly and professionally. Perform carpentry and mechanical repairs as needed. Conduct preventive maintenance tasks in accordance with established procedures. Test emergency lighting according to preventive maintenance procedures.
Requirements:
High school diploma or equivalent preferred. Basic knowledge of electrical, plumbing, painting, and general maintenance practices. Ability to perform physical tasks, work outdoors, and handle tools and equipment safely. Reliable, professional, and able to work independently as well as with a team.
