Job Description
Position Summary The Groundskeeper is responsible for maintaining the overall appearance, cleanliness, and curb appeal of the community. This position plays a key role in creating a positive first impression for residents, prospects, and visitors by ensuring all common areas, amenities, and exterior grounds are clean, safe, and well-maintained. Essential Duties and ResponsibilitiesGrounds & Community Maintenance Maintain the cleanliness and appearance of all community grounds, parking areas, sidewalks, breezeways, and common areas. Pick up and properly dispose of litter, debris, and trash throughout the property. Empty and maintain trash receptacles and pet waste stations. Sweep, blow, and pressure wash walkways, breezeways, curbs, and amenity areas as needed. Assist with snow and ice removal during inclement weather, when applicable. Curb Appeal & Landscaping Water, weed, prune, and maintain landscaping as directed. Monitor community grounds for landscaping issues and report concerns to management. Assist with seasonal landscaping projects and beautification efforts. Ensure flowers, shrubs, and grass areas are maintained according to community standards. Amenities & Common Areas Clean and maintain community amenities including fitness centers, clubhouses, pool areas, dog parks, and outdoor gathering spaces. Ensure all common areas remain presentable and free of hazards. Property Inspections Conduct daily inspections of the property to identify cleanliness, safety, or maintenance concerns. Report maintenance issues, safety hazards, vandalism, or policy violations to the maintenance supervisor or property manager. Assist with monitoring vacant units and reporting any concerns. Team Support Assist the maintenance team with light maintenance tasks as assigned. Support apartment turns by removing trash, cleaning exterior areas, and preparing units for move-in readiness which may include light painting. Support maintenance team with common area hallway paint touch-ups. Participate in emergency response efforts when needed. Qualifications High school diploma or equivalent preferred. Previous groundskeeping, janitorial, landscaping, or maintenance experience preferred. Ability to operate basic landscaping and cleaning equipment safely. Strong attention to detail and commitment to maintaining community standards. Ability to work independently and as part of a team. Reliable transportation and dependable attendance. Physical Requirements Ability to stand, walk, bend, stoop, and lift up to 50 pounds regularly. Ability to work outdoors in various weather conditions. Ability to operate landscaping and cleaning equipment safely.
