BASIC PURPOSE

Under the direction of the Property Manager, responsible for the overall upkeep of the apartment community landscape and the exterior image in accordance with the policies and procedures outlined in the Management Excellence Series. Works as a team participant along with other maintenance staff to ensure the community meets the quality maintenance standards set by the Company.

ESSENTIAL FUNCTIONS

External Grounds Maintenance:

Maintains the apartment community's overall exterior appearance by removal of litter and debris, maintaining landscape, and sweeping and shoveling public areas such as driveways, sidewalks, parking lots, curbs, and dumpster areas. Responsible primarily for grounds but will need to assist maintenance supervisor with work orders as well.

General Maintenance Activities:

Performs basic maintenance activities within units or around the community. Maintains the ground equipment by completing minor repairs and preventive maintenance as needed. Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers and the general public. Performs other duties as assigned such as, but not limited to, delivering communication to residents, attending and participating training seminars, and running errands, as requested. JOB QUALIFICATION REQUIREMENTS

Knowledge/Experience:

A high school diploma or equivalent. Basic aptitude and understanding of mechanical and electrical systems and functions. Experience or knowledge in lawn, tree, and shrub care is preferred. The ability to work independently and pay close attention to detail is required.

Machines, Tools and Equipment, Software:

All common hand and painting tools including rollers, brushes, screwdrivers, hammers, pliers, etc. Hand tools normally used in construction, maintenance or landscaping, such as lawnmower, hedge trimmer, string trimmer, etc. Other power tools including, but not limited to, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.

Licenses/Certification:

Valid driver's license, good driving record and auto insurance are preferred, unless required by particular position.

PHYSICAL AND VISUAL ACTIVITIES

Inside and outside work in all types of weather. Must be able to lift and work heavy equipment. Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs. Good hand and eye coordination essential, including the ability to ascend and descend ladders and stairs, and perform repetitive/continuous tasks according to set procedures and sequence.
