This role is essential in maintaining the property's cleanliness, curb appeal, and overall welcoming atmosphere for residents and visitors. Position Summary As a Groundskeeper/Porter, you will be responsible for keeping the community grounds, common areas, and amenities clean and well-maintained. From daily trash pickup to seasonal tasks, your efforts will help ensure the property always looks its best. Key Responsibilities Maintain cleanliness of outdoor areas, including sidewalks, parking lots, dumpster enclosures, and common spaces Perform daily trash pickup and debris removal throughout the community Clean and maintain common areas such as laundry rooms, leasing office, and amenities Assist with light maintenance tasks such as pressure washing, bulb replacement, and painting touch-ups Help prepare vacant units by assisting with cleaning or hauling as needed Complete seasonal tasks such as snow/ice removal or leaf cleanup Report safety hazards, needed repairs, or maintenance concerns promptly Support the maintenance team with property upkeep and special projects Qualifications Prior experience in groundskeeping, janitorial, and property maintenance preferred Ability to work outdoors in all weather conditions Reliable, punctual, and motivated with a strong work ethic Able to lift up to 50 lbs and perform physical labor Strong attention to detail and pride in maintaining a clean environment High school diploma or equivalent preferred Valid driver's license and reliable transportation a plus Benefits Competitive hourly pay Medical, dental, and vision benefits Paid time off and holidays (industry-leading PTO program) Apartment rental discount program (after probation period) Employee referral bonus program Recognition and incentive programs Career growth and advancement opportunities Team-oriented, supportive work environment We are an Equal Opportunity Employer.
