Job Description

Job Overview The role of the Porter or Grounds Keeper person position is to ensure the overall cleanliness of the community. The objective of this position is to ensure the day-to-day marketability and resident retention of the property such as curb appeal, common area cleaning and unit cleaning, preventative maintenance while adhering to the EMG Employee Manual & Policies. The Porter or Grounds keeper position is a key role in overall property conditions and therefore a big part of the community success. The schedule will be Monday-Thursday 8am-4pm & Sat 8am-4pm Duties
  • Demonstrating exemplary communication, professionalism, confidentiality and leading by example while providing exceptional customer service.
  • Adheres to and assists in Fair Housing guidelines.
  • Communicates, informs, and reports to Property Manager and the Maintenance Supervisor.
  • Responsible for general building cleanliness, curb appeal, landscaping upkeep and repair.
  • Performs work orders and completes maintenance repairs as assigned.
  • Responds timely to emergencies during and after hours.
  • Assists in tasks associated with Preventative Maintenance Reports and proper documentation.
  • Completing required education such as, but not limited to Grace Hill and maintenance training meetings.
  • Painting and graffiti removal.
  • Required to pick up garbage, debris, and cleaning duties where and when needed.
  • Remove all debris from curb lines daily or more often if needed.
  • Carpet cleaning may be required depending on property needs.
  • Moving dumpsters into appropriate location via golf car or other motorized machinery may be needed.
  • Power washing buildings, parking lots, awnings, BBQ areas, dumpster enclosures, etc. as needed.
  • Snow removal and ice prevention is required seasonally and may be necessary after hours.
  • Window cleaning as directed.
  • Delivering notices as needed.
  • Assisting with property upgrades if assigned.
  • Maintain Pool and Hot Tub cleanliness, chemicals, and logs. (If property has these amenities)
  • Secures property by maintaining security devices such as lighting, fire alarms, entry systems etc.
  • Follows policies and procedures, OSHA, and risk management.
  • Enforcing EMG Policies and Procedures with all staff. Must report any failures to adhere to company policy to immediate supervisor.
  • Reporting any deficiencies on property that may cause injury or harm.
  • Be mindful of time management for self and property needs while prioritizing the needs of the community.
  • Assists with resident retention programs and community events.
  • Maintain healthy relationships with residents, vendors, and the EMG team.
  • The Porter and Grounds Keepers are required to provide their own tools to use at the property. They must also be responsible to secure their tools and may not be reimbursed for loss or theft.
  • Securing or locking doors as needed including periodically and throughout each day and the close of a shift/work review of doors specifically holding property or inventory belonging to the owner, residents, office area, or employees.
  • All other duties as assigned by Superiors. Skills
  • Proficiency in using power tools and hand tools relevant to grounds-keeping tasks.
  • Strong knowledge of landscape maintenance techniques, including irrigation practices and lawn care methods.
  • Ability to work independently as well as part of a team in various weather conditions.
  • Excellent organizational skills with a keen eye for detail in maintaining outdoor spaces.
  • Physical stamina to perform manual labor tasks, including lifting and moving materials as needed.
  • Basic understanding of gardening principles and plant care is preferred but not required.
