Job Description

Performs intermediate semiskilled work in the maintenance and repair of buildings and grounds; does related work as required. Work is performed under general supervision.
Essential Duties & Responsibilities:
Makes repairs to building, electrical and plumbing facilities; this includes building owned both by the County and the County's Economic Development Authority. Ability to supervise the maintenance buildings and grounds in the absence of Maintenance Supervisor thorough a detailed understanding of building equipment and infrastructure. Responds to maintenance work orders; includes use of work order software system. Maintains various HVAC equipment; including use of Building Automation System. Maintains sprinkler systems. Procures maintenance supplies and maintains inventory of repair and maintenance equipment. Coordinates contracted repairs to buildings and grounds. Recommends proactive preventative maintenance actions. Performs grounds maintenance such as cutting trees, shrubs, grass, etc.; installs landscaping rock. Applies pesticides in accordance with laws and regulations. Maintains buildings in accordance with applicable codes and regulations. Performs rough and finished carpentry and painting. Repairs doors, locks, windows, roofs and gutters; checks security locks and keypads. Transports supplies and equipment; maintain vehicle. Inspects roof for leaks during heavy rains; replaces ceiling tiles. Opens and secures administrative building and courthouse; fills water pitchers in courtroom. Removes trash and recyclables from buildings. Order heating and generator fuel. Sets up and breaks down rooms for various events; moves furniture, voting equipment, etc. Assists with snow removal and ice control. Participates in safety related training. Serves as an on-call employee in the after-hours maintenance needs of buildings. Accomplishes all tasks as appropriately assigned or requested by management. Participates in employee meetings and training as needed. Performs special projects as assigned. Meets attendance requirements and maintains the highest level of dependability. Consistently demonstrates ability to respond to changing situations in a flexible manner in order to meet current needs and reprioritizes work as necessary.
Education/Experience:
Any combination of education and experience equivalent to graduation from high school and extensive experience in building/grounds maintenance and experience in supervision of personnel.
Knowledge, Skills & Abilities:
General knowledge of carpentry, plumbing, and electrical repair methods and techniques General knowledge of the use of common hand and power tools and of the necessary safety precautions Ability to supervise maintenance operations Ability to understand and follow simple oral and written directions Ability to establish and maintain effective working relationships with associates.
Certifications/Licenses:
Must possess a valid Commonwealth of Virginia driver's license, proof of insurance required to drive on county business, and acceptable driving record. Possession of a Commercial Pesticide Applicator's license is desired. Must obtain within one year of employment.

Environmental Factors:
The worker is subject to inside and outside environmental conditions, extreme cold, extreme heat, dust, noise, vibration, hazards, and atmospheric conditions. The worker may be exposed to blood borne pathogens and may be required to wear specialized personal protective equipment.
Special/Additional Requirements:
Subject to a complete criminal history background search and drug screening with acceptable results.
