Position Summary The Apartment Grounds & Maintenance Technician is responsible for maintaining the overall appearance, cleanliness, and basic maintenance operations of multiple apartment communities. This role includes groundskeeping, apartment turnovers, light maintenance work, and participation in an emergency on-call rotation. The ideal candidate is proactive, dependable, organized, and able to work independently while maintaining a positive attitude with residents and coworkers. ResponsibilitiesGrounds & Property Upkeep Maintain clean and attractive apartment grounds and common areas Pick up trash and debris throughout the property Assist with landscaping duties including: Mowing Trimming Weed control Mulching Snow removal and salting (seasonal) Maintain parking lots, sidewalks, garages, and exterior amenities Monitor properties for safety concerns and report issues promptly Apartment Turnovers Prepare apartments for new residents Assist with painting, cleaning, repairs, and punch-list items Remove trash and abandoned items from units Ensure units meet company standards prior to move-in Light Maintenance Duties Basic plumbing repairs Light electrical work Fixture replacements Drywall and touch-up repairs Appliance troubleshooting Lock changes and minor carpentry Preventative maintenance tasks Emergency Maintenance & On-Call Rotation Participate in rotating on-call schedule for after-hours emergency maintenance Respond professionally and promptly to emergency maintenance requests Coordinate with management and maintenance staff during emergencies QualificationsPreferred Experience Landscaping experience preferred Apartment maintenance or property maintenance experience preferred General handyman or construction experience preferred Requirements Valid driver's license and reliable transportation Ability to lift 50+ pounds Ability to work outdoors in various weather conditions Strong work ethic and positive attitude Ability to prioritize tasks and work independently Good communication and teamwork skills Compensation & Benefits Competitive hourly pay based on experience Opportunities for growth within a growing company On-call compensation opportunities Stable, year-round employment Team-oriented work environment Schedule Full-time Monday-Friday On-call rotation required Occasional overtime and emergency response as needed Why Join Us?
