Job Description

The Noble/Norman Apartment Maintenance Supervisor oversees the efficient completion of all work orders, manages additional maintenance staff, maintains communication with the property manager, contractors if needed, and tenants, and ensures compliance with property codes and safety standards.
Responsibilities :
Prioritize and complete daily work orders as assigned through AppFolio or other means. Coordinate with tenants and property manager to schedule and supervise maintenance tasks, ensuring timely completion. Maintain accurate records of work order status and updates in AppFolio. Assist property manager with Landlord Locks system. Be available for on-call duty to handle emergency maintenance requests outside of regular working hours. Ensure the preparation of vacant units for new tenants according based on provided make ready checklists. Promptly report any poor housekeeping, property damages, unauthorized pets, or illegal activity to the property manager and notate in AppFolio with pictures. Accompany exterminators to enter units for pest control services when necessary and check regularly for leaks or issues. Accompany property managers to post notices when necessary. Oversee maintenance of appliances (washer/dryer, etc.) and update service/warranty info in AppFolio. Oversee exterior trash/property upkeep daily. Communicate with the entire team via Slack. Assist with processes in Google Drive when requested. Other tasks and duties as assigned by management.
Qualifications :
Education/Experience:
Desired minimum of three years of maintenance experience and/or training. High school diploma or equivalent is required.
HVAC:
Troubleshooting skills and adequate knowledge of systems.
Computer Skills:
Proficient in working with computers, including word processing, online property management software (AppFolio preferred), Internet websites, cloud storage (e.g., Google Drive)and Google Calendar.
Problem Solving/Crisis Management:
Ability to handle difficult people, work under pressure, meet deadlines, perform multiple tasks simultaneously with interruptions, and make decisions when necessary.
Requirements :
Capability to climb stairs, stand for extended periods of time, and safely lift up to 50 lbs. Frequent bending and lifting as part of the maintenance tasks. Adherence to Personal Protective Equipment (PPE) requirements, including the use of a respirator if needed. Possession of basic hand tools and a vehicle for reliable transport to multiple property locations. Ownership of a personal smartphone for communication and job-related purposes. Availability to be on call and respond to emergencies 24/7 (Frequency typically 1-2 emergencies/month). Ability to travel to OKC for leadership meetings no more than once per quarter.
