This position oversees the rough construction process while maintaining safety, quality, schedule, and production standards. The role also includes coordinating demolition activities and basic utility disconnections as needed during project preparation and rough construction phases. A working knowledge of basic MEP demolition practices is required. This position works alongside the Finish Lead Carpenter as a parallel leadership role. Both positions report directly to the Project Manager, share responsibility for project success, and work together to ensure projects are completed safely, efficiently, and to Fulton Homes' standards of quality and craftsmanship. While rough construction is the primary focus of this role, Fulton Homes operates with a team-first mindset, and the Lead Framer Carpenter is expected to support overall production needs when necessary. Because this position operates inside clients' homes, professionalism, respect, and care for client property are required at all times. Key ResponsibilitiesA. Rough Construction & Production Coordinate demolition activities, basic MEP demolition and utility disconnections, framing, structural modifications, and rough carpentry activities Coordinate project setup, protection, and material staging Perform layout work and verify field dimensions Identify unforeseen conditions and communicate them promptly Maintain production flow while upholding quality standards Prepare projects for a smooth transition into finish work B. Communication & Documentation Communicate proactively with project managers, subcontractors, homeowners, and team members Provide updates regarding progress, delays, and material needs Document jobsite conditions, progress, unforeseen issues, and proposed solutions Maintain professional communication at all times C. Leadership & Coordination Coordinate labor crews, rough-in subcontractors, daily work activities, and project sequencing Assist with inspections, deliveries, and site logistics Maintain accountability for safety, cleanliness, and productivity Collaborate closely with the Finish Lead Carpenter throughout the project D. Value Engineering Value engineering is a core responsibility of the Lead Framer Carpenter.

Improve efficiency Reduce delays Improve functionality Eliminate unnecessary costs Simplify construction while maintaining quality The Lead Framer Carpenter is expected to identify and communicate solutions that improve the value delivered to the client. E. Safety & Professionalism Follow all company safety policies and OSHA requirements Maintain clean, organized, and safe jobsites Protect client property and belongings Properly maintain tools, equipment, and company assets Represent Fulton Homes professionally at all times Qualifications 5+ years of residential construction or remodeling experience Strong framing and rough carpentry knowledge Experience leading crews and coordinating subcontractors Ability to read plans and perform layout work Working knowledge of basic MEP demolition practices and utility disconnections during remodeling projects Strong communication and organizational skills Valid driver's license and reliable transportation Preferred Skills Advanced framing and structural modification experience Experience coordinating multiple trades Experience coordinating and performing basic MEP demolition and utility disconnection work during residential remodeling projects Experience remodeling occupied homes OSHA certification or willingness to obtain Demonstrated ability to improve production efficiency
Pay:
$30.00 - $40.00 per hour
