Job Description
Overview The Project Manager will oversee all aspects of concrete foundation and flatwork projects, including planning, budgeting, scheduling, quality control, and safety. The Project Manager is also responsible for ensuring effective communication among stakeholders, handling financial management (e.g., cost estimation, change orders), and ensuring compliance with all local, state, and federal regulations.
Responsibilities :
1. Project Planning & Scheduling Develop comprehensive project plans and timelines using scheduling tools (e.g., Microsoft Suite, calendars). Perform critical path analysis and allocate resources efficiently to meet deadlines. Review estimates and work with superintendents to create an accurate project schedule. Provide accurate budget information to the team to ensure the project is completed within budget.Compliance :
This role must adhere to Colorado labor laws and federal project planning requirements (FLSA) by ensuring projects are completed within legal working hours and avoiding worker overtime unless pre-approved and compensated accordingly. 2. Financial Management Oversee project budgets and control costs to ensure project profitability. Accurately estimate project costs, including change orders, and ensure timely execution. Conduct financial reporting and variance analysis regularly.Compliance :
All financial activities must comply with the Davis-Bacon Act, prevailing wage rates for public construction contracts, and tax regulations. 3. Team Leadership & Coordination Supervise and lead the construction team, including superintendents, foremen, and laborers. Assign tasks effectively and ensure resources are allocated according to project requirements. Promote a safe and collaborative working environment.Compliance :
Colorado law mandates that employers provide a safe working environment in compliance with OSHA and CDOT safety regulations. The Project Manager must ensure workers are adequately trained and meet safety compliance standards. 4. Quality Control & Assurance Ensure that all concrete foundations and flatwork adhere to company standards and industry best practices. Implement and maintain As-Built documentation for each project phase. Address any defects in a timely manner.Compliance :
Adherence to ASTM International standards for concrete work and ACI (American Concrete Institute) guidelines is required, as well as following any state-specific building codes. 5. Safety Management Enforce all safety protocols and regulations on-site, including OSHA standards. Conduct weekly safety reviews and address any safety incidents immediately. Implement job hazard analyses (JHAs) and ensure safety procedures are updated regularly.Compliance :
All safety practices must comply with OSHA's safety standards, including fall protection, electrical safety, and material handling protocols. 6. Client & Stakeholder Communication Act as the main point of contact for clients and stakeholders, providing regular project updates. Address client concerns or issues promptly to maintain positive relationships. Ensure transparency and open communication among all parties.Compliance :
The Project Manager must comply with Colorado's construction contract law, ensuring transparent communication and adherence to agreed terms between clients and contractors. 7. Risk & Regulatory Compliance Identify project risks and create mitigation strategies to avoid delays and cost overruns. Ensure compliance with all local, state, and federal regulations, including permits, building codes, and insurance requirements. Prepare contingency plans for potential project disruptions.Compliance :
Must comply with the Colorado Revised Statutes (CRS) relating to construction, ensuring all permits, zoning laws, and insurance requirements (General Liability, Workers' Compensation) are in place. Q ualificationsExperience :
Minimum of 3 years in construction project management with at least 1 years specializing in concrete foundations and flatwork.Education :
Bachelor's degree in construction management, . PMP certification or equivalent is preferred.Skills :
Proficiency in Microsoft Suite, project management software, and scheduling tools. Strong leadership, organizational, and communication skills. Thorough understanding of safety and quality control standards for concrete projects.Certifications :
OSHA 30-Hour Construction Certification preferred. Additional certifications in construction management or safety (e.g., ACI, PMP) are a plus. Physical Requirements Ability to work in various weather conditions, including extreme temperatures. Physical stamina to oversee a construction site, including the ability to stand, walk, and lift materials when necessary. Capable of lifting up to 50 pounds as required by the demands of the job. Legal Compliance Notes This role is compliant with federal and Colorado state labor laws, including the Fair Labor Standards Act (FLSA), OSHA regulations, and the Davis-Bacon Act (for public works projects). The Project Manager must ensure all employees under their supervision are compensated fairly and work within the limits of labor laws, including overtime, safety, and wage requirements.
