Senior Project Manager - Concrete Restoration (Parking Structures)

They've supported 600+ parking facilities across a wide range of construction types, combining structural expertise with practical field execution. Their model is built around proactive planning, predictable outcomes, and single-source accountability-helping owners reduce risk, control budgets, and avoid "surprise" project outcomes. The RoleThe Senior Project Manager is a field services leadership position responsible for overseeing concrete restoration projects end-to-end while also supporting preconstruction/sales needs across the Carolinas territory. This role carries meaningful responsibility for mentoring and developing Project Managers / Assistant PMs, partnering closely with the Territory/Regional Leader on staff development and execution consistency. What You'll Own (Core Responsibilities)Project Delivery & Client LeadershipAct as the primary client-facing lead for assigned projects, managing communications and expectations throughout execution.

Deliver projects in alignment with contract requirements, technical specifications, schedule commitments, and quality expectations.
Lead site coordination:
logistics, subcontractor activity, jobsite meetings, and overall progress tracking. Contract, Financial & Risk ManagementAdminister contractual obligations and maintain organized project documentation (logs, minutes, correspondence, transmittals). Provide routine financial forecasting and project performance visibility (cost, quality, and risk). Drive cash flow discipline through timely invoicing and active collections follow-up. Manage subcontractor scopes/agreements and execute Statements of Work and change-related documentation when required. Vendor Strategy & Preconstruction SupportBuild and maintain high-performing vendor relationships; negotiate schedules and pricing to strengthen project outcomes and competitiveness. Support territory sales/precon efforts by assisting with scope development, vendor scheduling, and cost input/estimating where needed. Team Leadership & DevelopmentProvide leadership and day-to-day direction to Project Managers / Assistant PMs when assigned.

Mentor developing team members and contribute to training, operational consistency, and best practices. Closeout & Technical CoordinationCoordinate with structural engineering and client service stakeholders to resolve scope/technical questions during active work. Complete project closeout deliverables including completion summaries and as-built documentation. Support inspections and field assessments as needed (including leak survey support where applicable). Project Portfolio / Scale (Important)Typical project size: $50K to $5M Annual combined volume managed (multiple concurrent projects): $1M to $20M Required Experience & SkillsBachelor's degree (preferably Engineering, Construction Management, or related). 5+ years of Project Management experience; concrete repair/restoration experience strongly preferred. Experience managing larger, more complex projects with measurable success in schedule, budget, and client outcomes. Strong capabilities in problem-solving, negotiation, and business/financial management. Ability to work autonomously while collaborating effectively with field, engineering, and client-facing partners. Strong written and verbal communication skills in a fast-paced environment.
Software proficiency:
SAP, Google Drive, Microsoft Office, Bluebeam. Preferred Qualifications2-5 years of supervisory/people leadership experience (mentoring, coaching, performance support). Prior work in specialty restoration environments (parking structures, structural concrete rehabilitation, façade restoration, waterproofing).
