Job Description

ABOUT THE PROJECT
CrimsonDG LLC is the private owner of a 6,000 SF metal warehouse (60' x 100' x 16') on a 2.78-acre commercial site in Madison, Alabama. We are in the general contractor bidding phase and seeking an experienced Construction Project Manager to serve as our Owner's Representative throughout construction.

Budget:
~$150,000
Scope:
680 SF office buildout (2 offices, reception, restrooms, kitchenette, storage); 400-Amp 3-phase electrical + LED high-bay lighting; HVAC mini-splits; full building insulation; septic system; site grading across 2.78 acres. A GC will manage all subs — the PM reports directly to the owner.
RESPONSIBILITIES
Serve as owner's primary point of contact with the GC and all subcontractors Review and approve the GC's schedule; track milestones and flag delays early Conduct regular site visits to verify work quality, code compliance, and progress Review and approve draw requests and payment applications Review submittals, RFIs, and change orders; make recommendations to owner Coordinate owner decisions required to keep the project on schedule Manage punch list and closeout deliverables (permit sign-offs, lien waivers, as-builts, warranties) Provide weekly written status updates to the owner Identify risks early and recommend corrective action
REQUIRED QUALIFICATIONS
Minimum 5 years of commercial construction project management experience Demonstrated experience with metal building or warehouse construction projects Strong knowledge of commercial electrical, HVAC, framing, and sitework trades Ability to read and interpret construction drawings, specifications, and bid documents Familiarity with Alabama building codes and local permitting processes Experience managing GC contracts, reviewing pay applications, and processing change orders Strong written communication skills — weekly reports required Reliable transportation for regular site visits in Madison, AL
PREFERRED QUALIFICATIONS
PMP, CCM, or similar project management certification Experience with lender-draw construction projects Prior experience overseeing metal building office buildouts or industrial tenant improvements Familiarity with septic system permitting in Madison County, AL Established relationships with local subcontractors in the Madison/Huntsville, AL area
