Sr. Project Manager / Preconstruction Manager

Greenberg Construction is a general contracting / construction management firm located in Gilbert, AZ. We are currently seeking an experienced Sr. Project Manager/Preconstruction Manager to provide leadership and oversight on CM@R and Design-Build projects, as well as provide full estimates for assigned project bids. You will work closely with architects, engineers, owners, and subcontractors. This is your chance to become an immediate contributor to an important team delivering projects that greatly impact the lives of others. The ideal candidate is someone who has experience in construction project management and understands the "ins and outs" of project operations and wants to apply that experience in a preconstruction role. Job Requirements Performs basic estimating functions including quantity takeoff, pricing development for all trade work including the development and analysis of trade bids. Develops conceptual budgets for review by the Leadership team. Leads the preparation of estimating documents/deliverables with minimal oversight from the Leadership team. Performs advanced estimating tasks to include serving as the prime point of contact for hard bid pursuits, coordinating constructability reviews, and applying appropriate indirect costs including insurance, taxes, and fees. Manages the preconstruction process for CM@R & Design-Build projects. Provide coordination with Operations to ensure a smooth handover from Preconstruction at start of project. Provides feedback to design team regarding cost and constructability. Ability to present your work to clients and facilitate conversation to align budgets/design to client's goals as required. Team member that will do what it takes to exceed the client's expectations. Develop accurate and comprehensive subcontractor bid scopes of work. Understands the importance of subcontractor bid coverage and is willing to develop subcontractor relationships. Ability to accurately vet and level subcontractor quotes. Good industry contact relationships and the ability to assist in identifying and securing new relationships. Qualifications Need advanced computer skills and proficiency with Microsoft Office suite Working knowledge of OnScreen Take-Off (OST) and Bluebeam Experience with AutoCAD, Revit, and other BIM software is a plus. Design-Build & CM@R estimating experience is a plus Minimum 10+ years of Preconstruction / Estimating / Operations experience for a commercial general contractor BS degree in Construction Management or Engineering is a plus Despite Indeed requiring a salary range, compensation is competitive with the industry and based on experience.
