This role is critical to delivering accurate budgets, competitive bids, and a smooth handoff from preconstruction to operations. Key Responsibilities Lead all preconstruction activities from conceptual budgeting through GMP and contract award Prepare and oversee detailed cost estimates, value engineering, and constructability reviews Manage subcontractor outreach, bid solicitation, and scope leveling Collaborate with owners, architects, engineers, and internal stakeholders to align design, budget, and schedule Analyze drawings, specifications, and project requirements to identify risks and opportunities Develop and maintain preconstruction schedules and milestone tracking Present estimates, cost updates, and options clearly to executives and clients Support project turnover to operations and remain engaged through early construction Qualifications 7+ years of experience in preconstruction and/or estimating for commercial or multi-family construction Proven experience delivering conceptual and detailed estimates through GMP Strong understanding of construction means and methods Proficiency with estimating software and Microsoft Office (Excel required) Excellent communication, negotiation, and leadership skills Ability to manage multiple projects and deadlines simultaneously Bachelor's degree in Construction Management, Engineering, or a related field preferred Benefits Competitive Base Salary 401(k) with company match Medical/Dental/Vision insurance Employee assistance program Flexible spending account Life insurance Paid time off Professional development assistance For this position, you must be currently authorized to work in the United States without the need for sponsorship for a non-immigrant visa.
