Currently, we have a Development Director opportunity with our client; they are a full‐service commercial real estate firm, specializing in retail, development, property management, brokerage, and investment services. We are seeking an experienced Development Director to lead commercial real estate development projects across Arizona markets. This role will oversee the full development lifecycle, including site acquisition, entitlements, tenant relations, design coordination, construction oversight, financial analysis, and team leadership.
Your specific duties will include:
Develop and execute real estate development strategies focused on retail, build-to-suit, ground lease, and mixed-use projects. Lead the development pipeline, evaluating opportunities, reviewing feasibility studies, and driving projects from acquisition through tenant opening. Direct market research, site identification, land acquisition efforts, and broker relationships. Prepare and oversee investment analyses, proformas, LOIs, purchase agreements, and due diligence activities. Serve as the primary relationship manager for key tenants and coordinate site approvals and development requirements. Lead zoning, entitlement, permitting, and municipal approval processes. Manage architects, engineers, planners, and consultants to ensure projects meet design, budget, and tenant requirements. Oversee construction activities, including budgeting, scheduling, quality control, contract management, and project delivery. Monitor project financial performance, approve change orders, and implement risk mitigation strategies. Provide leadership, mentoring, and performance management for acquisition and construction teams. Collaborate with legal, accounting, lenders, tenants, brokers, and other stakeholders to ensure successful project execution. Required qualifications for the position include: Bachelor's degree in Real Estate, Finance, Business Administration, Construction Management, Civil Engineering, or a related field. 12-15 years of commercial real estate development experience. Strong experience in retail development, including single-tenant build-to-suit, multi-tenant retail centers, and mixed-use projects. Proven success managing projects from land acquisition through entitlements, construction, and tenant opening. Prior leadership experience managing acquisition and/or construction teams. Strong financial modeling, investment analysis, and Microsoft Office skills. Preferred qualifications for the position include: MBA, MSRE, or similar advanced degree. CCIM or other relevant industry certifications. Full-cycle development experience from acquisition through disposition.
Pay Rate Range:
$200,000 - $350,000 annually, DOE Compensation may vary outside of this range depending on a number of factors, including a candidate's qualifications, skills, competencies and experience, and location.
