Job Description

Key Duties and Responsibilities:
Primary objective is to insure construction projects run efficiently, on schedule and within budget During the design / pre-construction phase of the project coordinates with architects and engineers to insure their design is done in the most efficient manner possible. Establishes a hard cost budget and schedule based upon the design in coordination with the General Contractor. Updates the budget and schedule based on progression in the design plans, discussions with sub-contractors and market conditions. Responsible for qualifying bids / subcontractors for review with senior levels in coordination with the GC. Prepares the contract documents and scope of work for sub-contractors. With help from clerical staff insures that the contracts and corresponding insurance information are sent / received in a timely manner Insures that the site is prepared for demo / construction and that all needed permits for sidewalk use, street closures, utility connections, etc. are prepared Works closely with superintendent in all aspect of the project including but not limited to: schedule, change orders, RFI's, site safety / security, budget, contractor performance, etc. Is responsible for coordinating RFI's, shop drawings and other submittals to insure they are answered in a timely manner so construction is not delayed. Works closely with the site superintendent to ensure the project progresses per the schedule, sub-contractors are performing per their contract and the project is staying within budget. Work with the site superintendent to ensure that needed inspections are taking place per project conditions of approval. Reviews construction billing / draw requests to ensure that sub-contractors are being paid per their contract and work performed. Responsible for updating project budget, approving invoices, starting change order process Coordinates with utilities ensuring they will be connected to the project in time to prevent delays Maintain accurate electronic file folders within the company designated system for file folders pertaining to the work completed by the project manager Responsible for creating meeting agenda and organizing weekly construction meeting. Responsible for following up on items discussed in the meeting to make sure responsible parties are completing needed tasks Provide monthly status updates to senior levels on project progress, budget, schedule, etc. in a written report
Required Knowledge, Skills & Abilities:
A minimum of five (5) years of construction business experience in United States, including at least five (5) years of project management experience as a project manager Experience in multifamily projects Must be able to commute between West Hollywood office and job sites in Hollywood and West Hollywood Strong interpersonal skills with an ability to interact with executives, management and staff level external and internal clients. Highly organized, detail oriented with strong analytical skills and the ability to identify and manage priorities while managing a multi-project workload. Strong verbal and written communication skills and interpersonal skills. Careful attention to detail and well organized Ability to adjust to changing situations and work under pressure. Thorough knowledge of finish schedules, drawing sets, space planning drawings and architectural details Ability to work independently and with a team. Strong MS Office Suite program skills, ability to learn Procore if not yet familiar Bachelor's Degree in Planning, Architecture, Engineering, Real Estate or a related field. Eligible to work in the
