Multifamily Construction Position Summary:
The Lead Superintendent is responsible for overseeing all on-site construction activities for multifamily projects from groundbreaking through turnover. This individual is responsible for managing field operations, maintaining project schedules, ensuring quality standards, enforcing safety protocols, and coordinating subcontractors to deliver projects on time and within budget. The Lead Superintendent serves as the primary field leader and works closely with Project Managers, ownership teams, architects, consultants, and trade partners. Key Responsibilities Project Management & Scheduling Manage all day-to-day field operations for multifamily construction projects. Develop, maintain, and enforce the master project schedule and short-term look-ahead schedules. Coordinate subcontractors, suppliers, and inspectors to maintain project milestones. Identify and proactively resolve field issues to minimize schedule impacts. Lead weekly subcontractor coordination meetings. Leadership & Team Management Direct and mentor Assistant Superintendents, Field Engineers, and project staff. Establish clear expectations and maintain accountability among subcontractors and field personnel. Foster a collaborative, professional, and safety-focused jobsite culture. Communicate project progress, risks, and solutions to the Project Management team. Quality Control Ensure all work is performed in accordance with plans, specifications, and company standards. Conduct regular inspections and implement quality assurance procedures. Manage punch lists and coordinate corrective actions to achieve timely project turnover. Oversee mockups and ensure consistency throughout the project. Safety Promote and enforce all OSHA regulations and company safety policies. Conduct daily safety inspections and weekly toolbox talks. Coordinate with safety personnel to maintain a safe work environment. Investigate incidents and implement corrective actions when necessary. Coordination & Communication Serve as the primary point of contact for all field-related activities. Coordinate with architects, engineers, consultants, and ownership representatives. Review RFIs, submittals, and drawings to ensure proper execution of work. Maintain accurate daily reports, manpower logs, and project documentation. Closeout Manage project punch lists and final inspections. Coordinate commissioning, turnover, and warranty activities. Ensure all closeout documentation is completed and submitted. Qualifications 10+ years of construction experience with at least 5 years as a Superintendent on multifamily projects. Experience managing ground-up podium, wrap, or garden-style multifamily developments. Strong understanding of scheduling, sequencing, and building systems. Ability to manage multiple Assistant Superintendents and large subcontractor teams. Knowledge of OSHA safety regulations and quality control procedures. Proficiency with Procore, Bluebeam, Microsoft Office, and scheduling software. Strong leadership, communication, and problem-solving skills. Preferred Experience Experience with projects ranging from 150-500+ units. Wood-frame Type III/V over podium construction experience. Experience with concrete, podium, and mixed-use developments. OSHA 30 certification. First Aid/CPR certification preferred. This position is ideal for an experienced field leader capable of managing large-scale multifamily projects while driving schedule, quality, safety, and overall project success.
